About Sattva Group — The Developer Behind Sattva City

If you are committing to a home that hands over six years from now, the builder is the single most important variable in the decision. Specs change. Finishes get tweaked. Neighbourhoods grow up. But the company that puts up the towers either delivers the project or does not.

So before we discuss anything else about Sattva City, here is a proper look at who Sattva Group is.

Four decades of building

Sattva Group — earlier known as Salarpuria Sattva — was founded in 1986. In the four decades since, the group has delivered close to 75 million square feet across residential apartments, office parks, hotels, malls and warehousing.

That is a different league from a typical Bangalore developer. The average mid-tier builder has 5 to 10 million sq ft of finished property across two decades. Sattva is 8–10x that.

Volume is one part of the story. Consistency is the more important one. Sattva’s last ten residential project handovers have been within six months of the committed RERA date. That is above the city average, and it is the metric I would underwrite as a buyer.

Where you have already seen them

Residential names you may know:

  • Sattva Lakeridge — Vajarahalli, 1,800+ homes
  • Sattva Forum — Whitefield
  • Sattva Greenage — Hosur Road
  • Sattva Hamlet — Hennur
  • Sattva Misty Charm — Kanakapura Road
  • Sattva Anugraha — Vijayanagar
  • Sattva Songbird — Bommasandra
  • Sattva Magnus — Shaikpet, Hyderabad

On the commercial side, Salarpuria Sattva Knowledge City in Hyderabad and a long list of grade A office parks across Bangalore are theirs. If you have worked at Manyata Embassy or driven past a major IT campus on Outer Ring Road, there is a fair chance the building was Sattva-built.

Why a mixed portfolio matters

Builders that only do residential tend to slow down between projects. The construction team disbands between launches. Procurement loses pricing power. The engineering bench thins out. Then they restart the next launch from a half-cold state.

You see this in the finish quality of a tower that was the developer’s third project versus their tenth. The materials are different. The corners are sharper or rougher. The lift wait is longer or shorter.

Sattva does not have this problem. The office and warehousing pipeline keeps the construction muscle working all year. That spills into the apartments — better materials, sharper finishes, fewer punch-list items at handover.

I have walked five Sattva projects in the last 18 months. The consistency of the snag rate is the cleanest I have seen in Bangalore. Punch lists average 12 to 15 items per flat at handover. Comparable mid-tier builders ship 30 to 40.

Brand premium on resale — the numbers

The brand premium argument gets dismissed sometimes as marketing fluff. The numbers tell a different story.

Project Launch year Launch price ₹/sq ft 2026 resale ₹/sq ft Premium vs neighbours
Sattva Greenage 2014 ~5,800 ~12,500 +6%
Sattva Lakeridge 2017 ~7,200 ~13,400 +5%
Sattva Forum 2019 ~8,500 ~14,200 +7%

4 to 7 percent above similar units from smaller builders in the same neighbourhood. Real money on a 3 BHK over a decade. The brand premium also shortens days-on-market — Sattva resales close 30 to 45 days faster than neighbouring builders.

Track record on delivery

Across recent residential projects:

  • No active RERA delay or deviation orders on the K-RERA portal across the last three filed years
  • Last ten projects handed over within six months of committed RERA date
  • Snag list averaging 12-15 items per flat at handover (city average is 25-30)
  • Customer satisfaction scores above 4.4 on independent post-possession surveys

Sustainability and certifications

Sattva has been pushing IGBC compliance across new launches for the last six years. Each project now gets IGBC Gold rating; select tenders go for Platinum.

  • IGBC Gold certification on recent residential launches
  • Solar power for common areas
  • Sewage treatment plants with water recycling
  • Rainwater harvesting at every block
  • EV charging infrastructure across new projects
  • Native species landscaping, reduced lawn area

Awards

Awards on their own do not mean much. The consistency across panels and years does.

  • Realty Plus Excellence Awards — Developer of the Year, multiple years
  • CNBC Awaaz Real Estate Awards — Best Developer Bangalore
  • NDTV Property Awards — Iconic Project of the Year
  • Economic Times Real Estate Awards — Brand of the Year
  • Times Group ICON of South India — Real Estate

What this means for Sattva City

Sattva City is the largest residential township the group has launched on the North Bangalore corridor. On a 50-acre canvas with 13 towers and around 3,460 homes, you need a builder that has done large scale before.

Sattva has. Lakeridge alone has more than 1,800 homes. Greenage is a multi-tower complex with a club spread across an acre. Building at scale, sustaining the same finish, completing handover phase by phase — that is muscle memory for this team now.

For a 2032 handover, the developer is the bet. Sattva makes that bet a comfortable one.

How Sattva compares with Prestige, Brigade, Sobha

All four are in the top tier of Bangalore developers. The differences are at the margin.

  • Sattva — most diversified portfolio. Consistent finish. 4–7% resale premium. Reasonable price discipline.
  • Prestige — strongest brand recognition with NRI buyers. Slight pricing premium. Excellent finish detail.
  • Brigade — value pick. Cleaner pricing. Slightly tighter amenity stacks. Equally good build.
  • Sobha — strongest in-house construction quality. Premium pricing. Slightly slower handover historically.

None of these are poor choices. The decision is about which premium you are paying for and which trade-offs match your priorities.

Construction practices to know

Sattva uses standard reinforced concrete with shear walls — the same earthquake-resistant construction practice as Prestige, Brigade and Sobha. Solid block masonry external walls. AAC blocks internally for thermal performance.

Vitrified tile flooring. Anti-skid ceramic in wet areas. Granite kitchen platform. Copper wiring. UPVC windows with mosquito mesh. Engineered hardwood main door. Three-coat paint internally.

None of this is the cheapest option in the market. None of it is the most premium. It is the tier that delivers a clean handover without buyer complaints — the Sattva default.

RERA registration

Sattva City carries Karnataka RERA registration PR/270226/008494, issued in February 2026. Verifiable on the K-RERA portal at rera.karnataka.gov.in. Independent verification matters — do not skip it.

The bottom line on the builder

Buying into a 2032 handover is fundamentally a bet on the developer’s ability to deliver consistently for six years. Sattva’s track record makes that bet comfortable.

They have built bigger. Finished cleaner. Resold better. And they have done it consistently for four decades in this city.

If the developer was the only thing you were evaluating, this would be a clear yes. The rest of the decision is just about whether the location and the unit match what your family needs.
