Sattva City Floor Plan — All Five Layouts, Walked Through
I have spent a fair bit of time with the Sattva City floor plates over the last few weeks. Some are very good. One is on the tight side for a family of four. None of them are bad.
This page is the room-by-room walkthrough I wish someone had given me before my first sales meeting. The PDFs go out on WhatsApp if you ask for them, but a plan tells you only so much. The way light moves through the master at 4 pm tells you the rest.
The five configurations, in one place
| Config | Saleable | Carpet | Bedrooms / baths | Balconies | Maid room |
|---|---|---|---|---|---|
| 2 BHK | 1,316 | ~830 | 2 / 2 | 1 | No |
| 2.5 BHK | 1,520 | ~960 | 2 + study / 2 | 2 | No |
| 3 BHK | 1,820 | ~1,150 | 3 / 3 | 2 | No |
| 3.5 BHK | 2,100 | ~1,330 | 3 + maid / 3.5 | 3 | Yes (with attached toilet) |
| 4 BHK | 2,623 | ~1,650 | 4 + maid / 4.5 | 3 | Yes (with attached toilet) |
2 BHK — 1,316 sq ft saleable
Bigger than a typical Bangalore 2 BHK. Carpet at about 830 sq ft is actually a real two-bedroom flat, not the squeezed kind you see at the lower end of the market.
Living and dining are open plan. One full balcony off the living room. Both bedrooms are sized properly — master ~12×12, second bedroom ~10×11. Two bathrooms, one attached to the master, the other shared between the second bedroom and guests.
The kitchen has a separate utility for the washing machine and a small dry balcony for clothes lines. Both kept behind the kitchen, out of sight from the living area. This matters more than people think when you have visitors over.
Who it suits: couples without kids, couples with one toddler, investors looking at rental yield. The 2 BHK rents the fastest in this corridor — airline staff and pilots prefer them. Expect a 30-day rent-out at handover.
2.5 BHK — 1,520 sq ft saleable
This is the underrated upgrade. About ₹25 lakh more than the 2 BHK gets you a usable half-room.
The half-room works as a study, a guest room, or a nursery. It is not just a closet with a door — it is sized for an actual single bed plus a small desk. About 8×9 with a window.
The master here is a bit bigger at 13×12 and gets the bay window option on higher floors. There is also a second balcony off the master, which the 2 BHK does not have.
I push most working couples toward the 2.5. The half-room solves the work-from-home problem, and it future-proofs the flat for a second kid in three or four years.
3 BHK — 1,820 sq ft saleable
The bestseller. Probably the most-booked configuration in any Bangalore township launch this year.
| Room | Approx size | Notes |
|---|---|---|
| Living + dining | ~22 ft long | Two balconies on living side |
| Master bedroom | 13×14 | Walk-in option on larger plates, bay window on higher floors |
| Bedroom 2 | 11×12 | Attached bathroom |
| Bedroom 3 | 11×12 | Accessible to common bath |
| Kitchen + utility | 10×9 + 5×6 | Separate dry balcony |
Three full bedrooms. Three bathrooms. The master gets a walk-in wardrobe on the larger plates, which is the small detail buyers love when they see it on a Sunday walkthrough.
The other two bedrooms are properly sized, not the leftover-room kind that some projects ship. They will easily take a king bed and a study desk each.
Two balconies off the living side, both usable for setting up a couple of chairs and a small table. Indian families end up using these as the morning chai spot and the evening reading corner.
Who it suits: families with one or two school-going kids, professionals upgrading from a 2 BHK in JP Nagar or Indiranagar, NRIs wanting a Bangalore base. The 3 BHK has the cleanest resale curve in the project — by 2032, the buyer pool will be deepest for this size.
3.5 BHK — 2,100 sq ft saleable
The 3.5 adds the maid room. Sized properly, not a token closet — about 6×8 with an attached toilet.
The living and dining open up further. The master gets the proper walk-in wardrobe (standard, not optional) and a small en-suite study off the master. Three balconies total, including one off the master.
For joint families, this is the natural pick. The maid room doubles as a senior parent’s space on weekends, with the attached toilet meaning no shared bathroom logistics. Anyone who has lived with parents visiting for two weeks knows why this matters.
Step up from 3 BHK to 3.5 is roughly ₹40 lakh on the basic. For a household with live-in help or extended-family visits, the math usually works out fine.
4 BHK — 2,623 sq ft saleable
The premium configuration. Four bedrooms, each with an attached bathroom. A separate family lounge that sits between the bedroom wing and the living wing. A dedicated office or library room.
The living-dining hall is about 22 feet long. The master has a proper walk-in plus a private balcony. Two utility rooms. A separate maid room with its own toilet near the kitchen.
Most 4 BHK units are corner. So cross-ventilation through both ends, and uninterrupted views on two sides. Higher floors get the airport view in the distance on a clear day.
The honest caveat: at ₹3.65 Cr starting and approaching ₹4.5 Cr all-in for the corner units on higher floors, the 4 BHK competes with independent villas in Sarjapur and ready-to-move Hebbal 4 BHKs. Whether to pick the township-amenity-stack version or the villa version depends on your priorities.
Joint families and NRIs are the typical 4 BHK buyers. Senior business buyers too — they want one home that fits everyone when the kids visit twice a year.
Three things to push the sales team on
When you sit down at the experience centre, do not let the conversation drift to general lifestyle talk. These three specifics decide the next ten years of your living quality.
- Vastu orientation. East, North-East and North facing units are limited in Phase 1. Tell them up front which way you want, or you will get whatever is moving fastest.
- Bay windows. Only on higher floors of certain towers. Worth confirming for your specific tower and floor.
- Service entry. Only on 3.5 and 4 BHK. If you have live-in help, do not assume the 3 BHK has it.
Modifications — what you can and cannot do
Walls cannot be moved. The structural floor plate is fixed.
Switch and socket positions can be adjusted before the slab work begins for your floor. Basic kitchen layout changes are sometimes accommodated for an additional fee. Bathroom fittings are standard but can be upgraded out of pocket.
If you want a fully custom interior at handover, the developer’s interior arm offers a turnkey package. Or you bring your own contractor after possession.

The pick of the litter
If I had to pick one Sattva City unit on a price-to-quality basis: the 3 BHK at 1,820 sq ft, park-facing tower, mid-floor (between the 8th and 14th).
Fair PLC, great plate, the friendliest resale curve in the project. That is the unit I would put my own deposit on.
If the budget stretches, the 3.5 with the maid room is the natural upgrade. Either way, walk the model flat before signing. The renders are decent, but renders never tell you about light or sound or the way a corner feels.
