Sattva City Master Plan — The 50 Acres, Explained

Most buyers I meet have spent ninety minutes on the floor plan and about ten on the master plan. Then they wonder, two years after move-in, why the entry queue looks the way it does at 8:45 am, or why the kids’ park is wherever it is.

The master plan answers all of that. It tells you how the project will feel on a Saturday afternoon, where the wedding banquet will spill into the open lawn, which side gets the morning sun. So let me walk through it properly.

The site, in shape

The land is roughly rectangular. The long edge runs along the New Airport Road frontage. Set back from the highway by a landscape buffer that absorbs the truck noise.

The main entry gate sits mid-block on the road-facing edge. A second entry handles service and delivery traffic at the rear. A third gate serves the planned retail strip on its own access. Three gates, three audiences, no crossover.

That last bit matters. In a project that mixes resident and retail and service traffic at one gate, the lobby of your tower becomes a stage for delivery trucks at 7 am. Sattva City separates the flows. You will appreciate it the first morning you walk down with a coffee and there is no Zomato bike circling the visitor parking.

The 13 towers and how they are arranged

Tower heights vary from 2B+G+16 to 2B+G+21. The taller towers sit inward. The shorter ones along the perimeter. The township reads like a low-to-high crescendo from outside the gate.

Three groupings:

  • Towers 1 to 4 face the main entry boulevard. These are the first you see driving in.
  • Towers 5 to 9 wrap the central clubhouse and the lap pool. Most park-facing inventory is here.
  • Towers 10 to 13 sit along the rear, looking onto the perimeter green and the cricket nets.

Two things worth noticing. No tower stares directly into another tower — the arc placement means every flat sees either the central garden or the perimeter landscape. Not the bedrooms of the neighbour.

And the minimum distance between any two towers is 25 metres. Most Bangalore launches in 2026 are pushing that down to 12–15 metres. The extra spacing is what gives the lower floors light and air. It is also why an open-density project ages better than a cramped one — fifteen years from now, this will still feel modern.

The central spine — the green and water stretch

Running through the middle of the campus is the green-and-water spine. The largest single landscape stretch in any North Bangalore project I have walked this year.

It is not a corridor. It is a programmed landscape. Different functions arrayed along its length so the spine never feels empty at any time of day.

  • Central lawn (about 1.2 acres on its own)
  • Two reflective ponds
  • Open-air amphitheatre — sized for around 200 people
  • Senior citizen plaza
  • Kids’ outdoor zone with rubberised flooring
  • 20-minute jogging circuit + 10-minute walking loop

Walking paths are 2.4 metres wide, finished in soft paver. Cycle loops sit on a separate lane. Rest benches every 80 metres on the senior plaza side. Small details, but they make the difference between a landscape that gets used and one that just looks good in renders.

Clubhouse and sports zone

The clubhouse anchors the centre of the spine. About 60,000 sq ft built over two floors. From the southern face you walk straight onto the pool deck.

The lap pool and family pool wrap the southern face. The toddler splash sits on the eastern edge under a shaded canopy. The sports zone takes the northern face — cricket nets, half basketball, two tennis courts (synthetic surface, lit for night play), two indoor badminton, two squash courts, table tennis.

Upstairs: the 250-capacity banquet hall, the co-working lounge with hot desks and cabins, the library, the cafe lounge. The screening room with about 30 reclining seats. The salon.

The three-phase delivery

The phasing is sensible. Phase 1 buyers get the core lifestyle from the first day of move-in.

Phase Towers What else is delivered Possession
Phase 1 Towers 1–5 Central clubhouse, main entry, central spine, kids zone, senior plaza 28 Feb 2032
Phase 2 Towers 6–9 Sports zone, retail strip 1, additional landscape ~2032–2033
Phase 3 Towers 10–13 Rear plaza, retail strip 2, perimeter green completion ~2033–2034

The clubhouse, the central pool, the gym, the main entry — all in Phase 1. Compare to projects where the clubhouse opens only with the final tower. Those Phase 1 buyers paid for amenities they cannot use for years. Sattva does not do that.

Parking and basement layout

Two-level basement parking across the whole campus. Fully ventilated, well-signed, with designated EV charging bays in every tower basement.

Visitor parking is near the main entry, separate from resident bays. So Friday night party guests are not crowding your assigned spot. Service vehicle parking is at the rear, with its own ramp.

The 4 BHK gets two covered parking spots. The 3.5 BHK gets one covered plus one stacked. The 3 BHK gets one covered. The 2 BHK gets one covered too. Sattva is reasonable on parking allocations — some other Bangalore launches push the 2 BHK to stack-only, which is a daily annoyance.

Security layer

  • Three-layer security: main gate, internal patrol, lobby concierge
  • Face recognition at gates for residents
  • RFID tags on resident vehicles for hands-free entry
  • CCTV across all common areas with a manned monitoring room running 24×7
  • Visitor management on the resident app — your guest gets a QR code at the gate
  • Fire fighting per NBC, sprinklers across all common areas, every basement, every lobby

Sustainability features

The township is targeting IGBC Gold certification. Most of the green features are real, not nominal.

  • Sewage treatment plant — biological treatment, output recycled for landscape watering and flush
  • Rainwater harvesting at every block, feeding back into the local aquifer
  • Solar panels for common-area lighting
  • Energy-efficient LED through the campus
  • Native species landscaping (lower water need than ornamental grass)
  • On-site wet and dry waste segregation, organic compost from kitchen waste

The 84% open space, in context

Most Bangalore launches in 2026 are at 65 to 75 percent open. Sattva City is at 84 percent.

That extra 10 to 15 percentage points is the difference between a township that feels light and one that feels packed. More lawn, more sky between buildings, less queue at the pool on a Sunday afternoon.

It also tends to age better. Cramped projects feel tighter every year as cars multiply and the gym wait stretches. Open-density projects age well — the resale premium over neighbouring builders includes this.

RWA and management

The Resident Welfare Association forms about six months after the first set of Phase 1 handovers. Sattva runs the township for the first two years under a facility-management contract. After that, the RWA can either continue with the same FM or switch.

Maintenance is billed monthly at roughly ₹5–6 per sq ft for similar Sattva townships. For a 3 BHK at 1,820 sq ft, that is about ₹10,000 a month. Includes security, housekeeping, landscape, lifts, common-area power, pool chemicals, club staffing.

Why this layout is the project’s strongest asset

For a project that hands over in 2032 and lives until at least 2070, the master plan decides how well it ages. Sattva City has done the hard parts right — open density, sequential delivery that puts amenities in Phase 1, separation of resident and service traffic, generous tower spacing.

If you spend ₹3 Cr on a home, this is the layer that decides whether you love living there or just tolerate it. The master plan tells me Sattva has earned the benefit of the doubt.
