Sattva City Amenities — The Full List, Plus What You Will Actually Use
Every brochure today advertises 200-plus amenities. Most of those lists are filler. Flag pole, garbage shaft, intercom — counted as amenities because someone needed to round up to a marketable number.
Sattva City genuinely crosses 250 if you count every distinct facility. But that is not the useful number. The useful number is what you, your kids, and your parents will walk to during a normal week. I have grouped the list that way.
The five amenities you will use most
From walking other Sattva townships and watching what residents actually do day to day:
- Pool. Every weekend. Often on weekday evenings in March and April.
- Gym. Five days a week for the people who go. Three for the people who try.
- Walking circuit. Every morning and evening. The single highest-footfall amenity.
- Kids’ outdoor zone. Every evening from 5 to 7 pm. Don’t try to book your kid for tuition between 5 and 7 unless you want a fight.
- Co-working lounge. Two to three days a week for the work-from-home crowd. Saves you the cafe routine.
Everything else is “nice to have”. Important, useful, but lower frequency.
Pools and water features
- Olympic-length lap pool with a separate slow lane
- Family leisure pool with shallow seating bench
- Toddler splash pool, separately fenced and shaded
- Two reflective ponds (decorative, not for swimming)
- Pool-side cafe with the limited menu you would expect
The toddler pool is fenced for a reason — at every other Bangalore township I have visited, the toddler pool was the most-debated amenity in the RWA WhatsApp group. Sattva has solved it on day one.
Wellness and spa
- Spa with a couple of treatment rooms
- Sauna, steam, jacuzzi
- Salon for men, women and kids
- Yoga and meditation studio with a mirrored wall
- Pilates corner inside the gym wing
- Reflexology walk path along the senior plaza
- On-call doctor desk near the main gate
The on-call doctor is the small detail nobody asks about during a sales meeting but everybody is grateful for when a kid runs a fever at 9 pm.
Fitness
- Gym, split into cardio and weights zones, with proper changing rooms
- Crossfit pit for the people who are into that
- Outdoor calisthenics frame near the jogging circuit
- 20-minute jogging loop
- 10-minute walking circuit with rest stops
- Dedicated stretching corner with mats
Sports
The sports zone is generous. Most townships try to squeeze every sport into one shared turf and call it a “multi-sport arena”. Sattva gives each its own space.
| Sport | What is provided |
|---|---|
| Tennis | Two synthetic-surface courts, lit for night play |
| Cricket | Nets with an auto-bowling machine option |
| Basketball | Half court, outdoor, lit |
| Badminton | Two indoor courts |
| Squash | Two courts |
| Table Tennis | Four-table arena |
| Skating | Smooth-surface rink |
| Snooker / Pool | Indoor room with two tables |
| Indoor cricket sim | Premium-tier club access |
One squash court is generally fine for a township of 3,000 homes. Two is generous. That kind of redundancy means you do not have to plan your squash game three weeks in advance.
For the kids
The kids’ setup at Sattva City is one of the strongest at any Bangalore township in 2026. Indoor and outdoor are separated by age band, not bundled into one shared space.
- Toddler splash pool, separately fenced and shaded
- Indoor soft play kids’ zone for under-sixes
- Outdoor play arena with rubberised flooring, age 6 to 12
- Skating rink
- Cricket nets and the half basketball court
- Activity and craft studio with scheduled sessions
- Story-telling and music corner
- Gaming arcade and screening room
- Birthday party hall (bookable for a small fee)
- Managed daycare zone with its own toilets and pantry
The birthday party hall is a small mercy. Otherwise every Saturday you are renting a banquet space at a hotel or doing it at home and praying it does not rain. The party hall books up months in advance at every Sattva township I have seen — start the planning early.
For your parents
Senior-friendly design is something most townships under-deliver on. Sattva has paid attention here — the senior plaza is a real space, not a token bench under a tree.
- Senior citizen plaza with shaded benches and chess tables
- Reflexology walk path
- Bhajan and prayer room
- Step-free pathways throughout the central spine
- On-call medical and nurse desk near the gate
- 10-minute walking circuit with rest stops
- Carrom and chess pavilion
- Resident senior club and book group
- Tai chi and slow yoga sessions, scheduled
Tai chi at 7 am on weekdays. Bhajan in the prayer room at 6 pm. These are scheduled by the FM team, free for residents, and quickly become the daily anchor for senior residents.
Lifestyle and work
- Co-working lounge with hot desks, cabins and managed meeting rooms
- Library and reading room
- Banquet hall (250 capacity)
- Open-air amphitheatre
- Screening room with reclining seats
- Cafe lounge in the clubhouse
The amphitheatre is sized for about 200. Sattva runs cultural evenings in their other townships — film screenings, music, kids’ day events. It becomes one of the most-used spots once the township fills.
Outdoors and pets
- Pet park with agility equipment
- Pet wash station with leash points
- Cycle and skate paths around the township
- Bicycle repair stand at the main lobby
- Native-plant butterfly garden — actively planted with milkweed and pongamia
- Vegetable patch with allotted plots for members
- Open lawn for picnics, movie nights, weekend events
Smart and convenient
- EV chargers in basement, every tower (not just one bay at the main lobby)
- Smart access via mobile app for visitors
- Parcel and delivery room near every lobby
- Concierge desk — guests, gas booking, plumber, AC service, all via app
- RFID gate access for resident vehicles
- CCTV across common areas with a manned monitoring room
- Three-layer security: gate, internal patrol, lobby
- Face recognition at gates
The EV charging plan is generous — every tower gets dedicated bays, not just a token spot near the entry. This will matter as EVs cross 30 percent of household ownership over the next decade.
Sustainability
- STP with reuse of treated water for landscape and flush
- Rainwater harvesting at every tower
- Solar for common-area lighting
- Energy-efficient LED through
- Native species landscaping (lower water need)
- On-site wet and dry waste segregation
- IGBC Gold rating compliance
What about maintenance cost?
Roughly ₹5–6 per sq ft per month, based on what comparable Sattva townships are billing in 2026. For a 3 BHK at 1,820 sq ft, that is around ₹10,000 a month. Covers security, housekeeping, landscape, lifts, common-area power, pool chemicals, club staffing.
This number can creep up slowly with inflation — assume around 5 percent every two to three years. Most Sattva townships have RWAs that hold the line on cost increases by negotiating FM contracts every renewal.
What gets delivered when
Phase 1 includes the central clubhouse, the lap pool, the family pool, the gym, the spa, the kids’ indoor zone, the senior plaza, the co-working lounge, the banquet hall, and the central walking and jogging circuits.
Phase 2 brings the full sports zone (tennis, cricket nets, squash) and the first retail strip. Phase 3 completes the rear plaza and the second retail strip. So Phase 1 buyers do not have to wait years to use the township — they walk into a working version on day one.

Quick verdict on the amenity load
For a 50-acre township, the amenity stack is genuinely above the Bangalore average for 2026. Smart grouping. Kids and seniors do not share zones. Sports gets its own wing. Co-working sits where the natural light is best.
Sattva City is not over-promising the lifestyle. It is delivering a working version of the playbook every Bangalore township aspires to.
