Sattva City Connectivity — Air, Metro, Rail, Road
The connectivity case for Sattva City rests on one thing: this is the most-connected pocket on the airport corridor right now, and it is getting more connected, not less.
Four modes converge here. Two already operational. Two under construction. None more than 5 km from the gate.
Kempegowda International Airport — 4 km
This is the foundational connectivity advantage. The airport sits eight to ten minutes from the gate by car. Faster at night.
For frequent flyers, this changes how flying feels. You leave home at 5:30 am for a 7 am domestic departure and you are at the gate with time for coffee. International red-eyes that used to mean a 3 am alarm now mean a 4:15 am one.
The airport handles roughly 33 million passengers a year, growing at 8-10% annually. By 2030 it will be the third-largest airport in India by passenger volume. The expansion of Terminal 2 is almost complete. A new third runway is in the planning stage.
What this means in practice: the airport is a growing employment centre on its own. Airline crew, ground staff, technicians, airport concessionaire staff — thousands of jobs that need housing within 10 km.
Namma Metro Phase 2B — Blue Line extension
The Blue Line of Namma Metro is being extended from Silk Board to the airport. Routes through Hebbal, Yelahanka, and into the airport terminal.
The alignment includes a station near Doddajala. The exact location has been finalised — about 1.5 km from the Sattva City gate, walkable in under 20 minutes or a 4-minute auto ride.
Construction is on track for operational launch before 2030. By the time Phase 1 of Sattva City hands over in February 2032, the metro will have been running for at least 18 months.
Metro to MG Road from Doddajala will take about 45 minutes once the line is operational. Currently the same drive takes 55 to 70 minutes by car. The metro is the bigger deal for daily commuters than for occasional travellers.
Bangalore Suburban Rail — Corridor 4
The Bangalore Suburban Rail Project (BSRP) has four corridors. Corridor 4 runs from Heelalige (south Bangalore) through KR Puram and up to Devanahalli, with a stop planned at Doddajala.
The Doddajala station is in the project plan. Construction is staged through 2026-2030. Estimated travel time to KR Puram once operational is under 40 minutes.
This is the corridor’s second mass-transit option. Where the metro serves the city-centre and Manyata commute, the suburban rail will serve the longer-distance inter-city commute — Doddajala to Yeshwantpur, KR Puram, even down to Heelalige.
For two-earner households where one works in north Bangalore and the other in south or east, the suburban rail changes the math on whether a north Bangalore township is viable. By 2030 it will be.
NH 44 — the eight-lane highway
NH 44 (the old Bellary Road) was widened to eight lanes between Hebbal and the airport in 2022-2023. The widening included service roads on both sides and three flyovers that eliminated the major signal queues.
The widening cut the Hebbal-to-airport drive from 60 minutes (peak) to about 35-40 minutes (peak). Off-peak it is 25 minutes.
From the Sattva City gate to Hebbal is about 25 minutes. To MG Road via Hebbal flyover is 45-55 minutes.
One honest note: NH 44 is widely used by airport-bound traffic. Friday evenings and Monday mornings see heavier-than-normal commercial vehicle traffic. The service road is the workaround — most locals know it.
Peripheral Ring Road (PRR)
The PRR is the under-construction east-west bypass that will let vehicles move between the airport corridor and the east of Bangalore without passing through the city core.
For Sattva City residents this means: Doddajala to Whitefield will eventually be possible in 35-40 minutes via the PRR, versus the current 50-60 minutes via Hebbal-KR Puram.
The PRR is being built in segments. Some are operational now. The full alignment is expected to be complete by 2028.
Daily commute times — by mode
| From Sattva City to | Today (car) | 2030 (mixed) |
|---|---|---|
| Kempegowda International Airport | 8–10 min | 8–10 min |
| KIADB Aerospace SEZ | 5–7 min | 5–7 min |
| Devanahalli Business Park | 12 min | 10 min (after road work) |
| Yelahanka centre | 15 min | 15 min |
| Hebbal flyover | 25 min | 22 min |
| Manyata Tech Park | 30–35 min | 28 min |
| KR Puram | 50 min (car) / — | 40 min (suburban rail) |
| MG Road | 45–55 min (car) | 45 min (metro) |
| Whitefield | 50–60 min | 35–40 min (via PRR) |
What about within Doddajala?
The township has its own retail strips planned for Phase 2 and 3 — pharmacy, salon, small supermarket, a couple of restaurants. Daily groceries and basic needs covered inside the gate.
For the bigger weekly shop, Phoenix Mall of Asia at Yelahanka is 20 minutes. For everything in between, a 5-minute drive in any direction lands you at a kirana or chemist.
Auto-rickshaws are easy to find on the New Airport Road. Ola, Uber and Rapido cover the area reliably. Local buses run on BMTC route 290 from Sahakara Nagar to the airport, with a stop near the proposed metro station.
The corridor is still building out
None of this is over. Three things are still under construction:
- The metro line to the airport (operational 2029-2030)
- The suburban rail Corridor 4 (operational 2028-2030)
- The Peripheral Ring Road (complete 2028)
Add Phase 2 expansion of Terminal 2 at KIA, the new third runway planning, and the SEZ build-out. Doddajala in 2030 will look meaningfully different from Doddajala in 2026.
Honest caveats
A few things to know if you are buying for daily commute reasons:
- Whitefield is still a 50-60 minute drive today. If your job is in Whitefield, this is not your first-choice location until the PRR opens.
- Electronic City is a 75-minute drive. Forget this if you work there.
- The metro and suburban rail dates can slip. Plan for late 2030 if you are betting on either.
- Friday evening returns from south Bangalore via Hebbal can take an extra 15-20 minutes in peak season.
If your daily commute is to Manyata, the SEZ, Devanahalli Business Park, or the airport itself, Sattva City is in the right pocket. Anything else, model carefully.
The verdict
For air connectivity, Sattva City is among the best-positioned residential addresses in Bangalore — period. For metro and suburban rail, it is well-positioned and getting better. For road, NH 44’s widening has already happened and the PRR is on the way.
By the time Phase 1 hands over, you will have four mass-transit options within 5 km of the gate. That is rare in Bangalore.
