Sattva City Location — Doddajala on the New Airport Road
The short version: Meenakunte Hosur, Doddajala, on the western side of NH 44, just before the Sadahalli Toll Plaza. Eight to ten minutes from Kempegowda International Airport.
The longer version matters more, because where a project sits decides half of what it is worth in 2032. Let me walk you through Doddajala as it stands today and where it is heading.
Pinning the address
The site is at Meenakunte Hosur village in the Doddajala panchayat. Pin 562157. If you are driving from central Bangalore, take Bellary Road from Hebbal, stay on NH 44, and the site comes up on the left about 4 km before the airport.
If you are using Google Maps, the search “Sattva City Doddajala” will get you there. Or call us and we will WhatsApp the exact pin with a one-tap drive-time calc from your current address.
What is the neighbourhood like today?
Honest read: Doddajala in 2026 is a transition zone. Open land in patches. A few villages. The airport on one side. Emerging commercial pockets on the other.
It is quieter than central Bangalore. Much greener. The air quality is consistently better — PM2.5 readings are 30 to 40 percent lower than central Bangalore on a typical day.
As a buyer in 2026, you should know that the area is mid-construction, not finished. Some daily conveniences will need a 10 to 15 minute drive for the next two to three years. The local kirana shop covers basics; the proper supermarket is at Phoenix Mall of Asia in Yelahanka, about 20 minutes away.
By the time Sattva City hands over Phase 1 in February 2032, the surroundings will not be the same as what you see today. They will be more built up, more amenity-rich, more priced-up. That is the bet.

- Kirloskar Business Park

If you fly weekly for work, the airport is so close it stops feeling like a destination. Drop the car at the long-stay parking, walk to the terminal in 12 minutes door to door.
Daily life — groceries, restaurants, the small stuff
Phoenix Mall of Asia in Yelahanka is now the largest mall in North Bangalore. Full department stores, multiplex, food court, a Lulu Hypermarket that handles the weekly grocery run. Esteem Mall in Hebbal and Galleria in Yelahanka cover the everyday needs.
Restaurants and weekend cafes have followed the residents. Toit, Glen’s Bakehouse, Indigo Deli, Foxtrot — all have outposts in Yelahanka or Hebbal now. The dosa-and-filter-coffee side is covered by countless smaller places along Bellary Road.
For groceries inside the township, the planned retail strip in Phase 2 will have a small supermarket, pharmacy, salon, and a couple of restaurant slots. Phase 3 adds a second retail strip with a cafe and grocer.
The corridor logic
North Bangalore is having its moment. Airport pulling jobs. Aerospace SEZ being built out. Metro line in construction. Suburban rail planned. NH 44 widened to eight lanes.
Every Indian city has played this script. Hyderabad’s Shamshabad belt added 200 percent in property values over a decade. Chennai’s Sriperumbudur became an auto-manufacturing hub. Bangalore’s North side is now where Hyderabad’s airport corridor was in 2014 — early enough to still be priced under, late enough for the build to be visible.
Doddajala specifically is one of the cleaner picks on this corridor because of the airport proximity. The price gap between Doddajala and Yelahanka today (₹13,800 vs ₹11,500-14,500 per sq ft) does not reflect that proximity advantage. The corridor logic says this gap should close, not widen.
What to drive past before booking
I tell every serious buyer to do this: drive to the site at three different times. Once on a weekday morning at 8:30 am (commute reality). Once on a Saturday afternoon (weekend traffic). Once at 9 pm on any day (lighting, safety, late-night feel).
Walk the perimeter. Talk to the chaiwala outside the gate. Drive to the nearest grocer and the nearest hospital. Look at the schools you would actually consider for your kid. Time the airport drop from the gate.
If everything still feels right after three visits at three times, book. If something feels off, you will know what to ask the sales team about.
The verdict on the location
For a 2032 handover and beyond, Doddajala is in the top quartile of North Bangalore picks for the next decade. The combination of airport, SEZ, business park, metro and suburban rail is unique to this corridor — none of the other Bangalore growth pockets have all five infrastructure tailwinds converging within 12 km.
Sattva City happens to sit at the geographic centre of it all. That is not luck — that is forty years of Sattva picking the right land.
