  • I Visited Sattva City on a Saturday — Here’s What the Brochure Doesn’t Tell You

Sattva City Bangalore — Sattva City Saturday Site Visit

So last Saturday I drove out to Doddajala. Left Hebbal at 9:15 am, hit the on-site experience centre at 9:48. Faster than I expected actually. The NH 44 widening genuinely works.

I had been reading the Sattva City material for about a week. Brochure, PDFs, the K-RERA filing. The usual stuff. But a brochure is a brochure. You only really know a project after you have walked the model flat and felt how the light moves at 11 am.

This is the post I wish I had read before going. So here it is. The whole site visit, honestly.

    Arriving at the experience centre

The entrance is well-marked. You will not miss it. There’s a gold-and-navy hoarding visible from the road, and the security check at the gate is quick — name, ID, two minutes.

Parking is plenty. They have set aside a temporary lot for site visitors. Walked from the car to the reception in maybe 90 seconds.

The experience centre itself is the proper kind. Air-conditioned. Sample materials laid out — tile samples, door samples, lift fittings, kitchen counter granites. Not the sad single-room kind of experience centre I have seen at a few launches in Devanahalli.

A coffee was offered before they even started the pitch. I appreciate that — it sets a tone. The team is not in a rush to close the deal in the first 20 minutes.

    The master plan briefing

This was actually the strongest part of the visit. The relationship manager — her name was Priya — spent about 25 minutes on the master plan alone before we even talked about flats.

The model has the whole 50 acres laid out as a scale physical model. Every tower numbered. The central spine lit up. The retail strip marked. The basement parking layers shown in cutaway view.

What I took away: this is a real township, not a stretched apartment complex. The walking distances are honestly walkable. The clubhouse is at the geographic centre, so the farthest tower is maybe a 5-minute walk to the pool.

Priya was good. She didn’t oversell. When I asked about the metro connectivity she said “it will be operational by 2030, but as you know with metro lines, slippage of 6-12 months is normal — plan for late 2030 or early 2031.” That kind of honesty wins you over.

    The model 3 BHK flat

OK this is what I really came for. The model flat is the 1,820 sq ft 3 BHK. Built out in one of the lower-floor mockups on the side of the experience centre.

Walking in, the first thing that hit me: the living-dining is genuinely 22 feet long. I paced it. The width is real too. Two sofas, a dining table for six, a console, and there is still room to walk around.

Master bedroom is 13×14. The walk-in is small but useful — you can fit a king bed plus side tables plus a small reading chair without it feeling cramped. The attached bathroom is properly sized, with a separate shower area.

Now the second and third bedrooms. These are where I usually find the compromise in a 3 BHK at this price band. Sattva has not compromised — both rooms are 11×12 and take a queen bed plus a study desk easily.

The kitchen is the standard L-shape. Good. The utility behind the kitchen is properly sized for a washing machine plus a small storage rack. Dry balcony off the utility — clothes lines kept out of the main view.

One thing I noticed: the model flat has 9 feet 6 inch floor-to-ceiling height. That is taller than the standard 9 feet. Makes a real difference in how the rooms feel.

What I checked that the brochure didn’t say

Stuff I always check on a site visit:

    • Door quality. The main door is engineered hardwood with a night latch. Internal doors are flush MDF — fine, standard. Not premium teak, but not the worst-of-market either.
    • Switch quality. Modular switches from Anchor or equivalent. Standard. You can upgrade after possession if you want.
    • Tile cuts at corners. Sharp. No gaps. The bathroom tile work in particular was clean.
    • Lift wait. They had a working tower lift demo. I went up to the 12th floor of the demo tower and back down. 38 seconds up, 42 seconds down at off-peak. Fine.
    • Window quality. UPVC with mosquito mesh. Standard for the price band.
    • Sound test. I closed the master bedroom door and asked Priya to talk normally outside. I could hear muffled speech but not words. Good enough.

    Things I would change

Not everything was perfect. Here are the three things I would have done differently if I were the architect:

First, the kitchen could use one more bank of overhead cabinets. The current upper-cabinet run feels a little short for a family of four. Solvable in interiors, but would have been nicer to ship.

Second, the second-bedroom bathroom is accessible from the corridor only. So if you give the second bedroom to a kid, they have to walk out and around to reach their bathroom. Minor, but annoying.

Third, the dry balcony off the utility is sized for two clothes lines. For a family of four, you usually want three. Hangs over from a slightly older design playbook.

None of these are deal-breakers. But I would have liked to see them addressed.

    The pricing conversation

After the model flat, we sat back down at the experience centre. Priya pulled up the live cost sheet on a tablet.

The headline 3 BHK price was ₹2.55 Cr basic. After floor rise (12th floor, so +₹350/sq ft), park-view PLC (+₹100/sq ft), GST, registration and the one-time fees, the all-in came to ₹3.01 Cr.

I asked if there was room to negotiate. Her honest answer: “On the basic rate, no. That is fixed for Phase 1. But I can request a waiver on the corpus charge if you book this weekend, which is roughly ₹1 lakh off. And I can confirm we will hold the current rate for 7 days if you give 1 lakh as expression of interest, without commitment.”

That is a reasonable position. Not aggressive negotiation theatre. Not unwilling-to-flex either.

For the deeper read on what these numbers actually mean, our Sattva City price breakdown walks through every line item.

What I learned about the buyer profile

Priya mentioned, off-the-record, that the typical buyer profile so far has been:

    • NRIs (about 30% of bookings) — picking the 3.5 and 4 BHK for whole-family visits
    • IT professionals at Manyata or Karle SEZ (35%) — mostly 3 BHK
    • Airline staff and pilots (15%) — mostly 2 BHK, sometimes 2.5
    • End-users from JP Nagar or Indiranagar upgrading (20%) — mix

If you fit any of those, you are walking into a community of similar buyers. That matters for the long-term social fabric of the township.

What I would do differently next time

Three things I would change about my own site visit:

First, I would have brought my family. The model flat tour is genuinely useful for whoever lives in the home day-to-day. The architect’s choices that bother my wife about kitchen layout would have been caught on the visit.

Second, I would have walked the perimeter of the site, not just the experience centre. The site itself is still under construction — but seeing the boundary and the road frontage gives you a sense of scale that the model doesn’t.

Third, I would have stayed for the lunch they offered. Priya invited me — I declined because I had another meeting at 1:30. Should have rescheduled. The unhurried conversation over food usually surfaces the questions you forgot to ask.

For the full configuration walkthrough that the model flat tour covers, see our Sattva City floor plans walkthrough.

    FAQ

Do I need to book the site visit in advance?

Yes. Call +91 80503 63647 at least a day in advance so they can block a relationship manager for your slot. Weekends are busy.

    Is pickup actually free?

Yes. They organise pickup from Hebbal or Yelahanka with no charge if you confirm a day in advance. Worth using.

How long does the visit take?

About 90 minutes for the standard visit. Two hours if you stay for the meal.

Will they pressure me to book on the visit?

Not aggressively. Sattva sales is reasonable. They will ask if you want to do an EOI (expression of interest) deposit to hold the rate for 7 days, but no, they will not pressure you to book without due thought.

Can I take photos of the model flat?

Yes. Priya specifically said it was fine. Some sales centres are weird about this, Sattva is not.

    The bottom line

The visit confirmed what the brochure was telling me — Sattva City is a fairly priced, well-designed, properly-built township in a high-growth corridor with a clean developer track record.

The model flat is good. The team is reasonable. The master plan is well thought through. The pricing is fair, not bargain.

If you are seriously considering this project, do the visit. Make it a Saturday morning. Bring your family. Stay for the lunch. The walk-through tells you things the brochure cannot.

And then go home and sit with it for a week before you decide. That is the part I always recommend.

  • The Hidden Costs of a 50-Acre Township — What Your EMI Doesn’t Tell You

Sattva City Bangalore — Hidden Costs 50 Acre Township Bangalore

Look, I think most buyers get the EMI calculation pretty right. ₹3 Cr property, 20% down, 25-year loan at 8.5%, monthly EMI of about ₹1.93 lakh. Standard math, banks help with the calculator, no surprises.

The bit that throws people off, six months after possession, is everything else. The monthly running cost of owning a flat in a 50-acre township is not zero. And it is not negligible either.

Here is the honest list of what you will actually pay every month at Sattva City beyond the EMI. I have used current Sattva-comparable townships as the reference — Lakeridge and Forum specifically, since both have been in steady-state operation for years.

The big monthly cost — maintenance

Maintenance is the biggest line. At comparable Sattva townships, the fee is ₹5 to ₹6 per sq ft per month.

For a 3 BHK at 1,820 sq ft saleable, that is between ₹9,100 and ₹10,920 a month. Let us round to ₹10,000.

What does this cover? Honestly, a lot:

    • Security (gate, internal patrol, lobby concierge — 24×7 staffing across three shifts)
    • Housekeeping (common areas, lifts, lobbies, stairwells, basements)
    • Landscape maintenance (the central spine plus all tower-side landscaping)
    • Lift maintenance contracts
    • Common-area power (lift, lobby lighting, podium lighting, basement ventilation)
    • Pool chemicals and water
    • Club staffing (gym instructors, salon staff, lifeguards, concierge)
    • STP operation and water recycling
    • Fire-system maintenance
    • FM management fee

For ₹10,000 a month, that is a reasonable bundle. The trade-off you are making is that you are not employing your own security guard, gardener, lift technician — the township does it at scale.

The annual creep — assume 5% every two years

Maintenance fees do not stay flat forever. At every Sattva township, fees have risen by roughly 5 percent every two to three years.

So your ₹10,000 in 2032 will likely be ₹11,000 by 2034 and ₹12,500 by 2037. Build that into your long-term budgeting. The RWA has some power to slow this — competent RWAs negotiate FM contracts hard at renewal — but inflation eventually wins.

One-time corpus + sinking fund — paid at handover

At possession, there are two big one-time payments that often get forgotten in the EMI math:

    • Maintenance corpus — roughly ₹50 to ₹60 per sq ft, paid once. For a 3 BHK that is about ₹1 lakh. Sits in the society fund for emergency repairs.
    • Sinking fund — usually built into the monthly maintenance over time, but some societies collect it as a one-time charge of around ₹25 per sq ft.

These sit in society accounts and protect you from special assessments later when a lift needs replacing or the STP needs an overhaul.

    Property tax

Karnataka property tax for residential apartments in the BBMP / panchayat zone around Doddajala works out to roughly ₹4,000 to ₹6,000 a year for a 3 BHK, based on similar townships in the area.

So plan ₹400 to ₹500 a month, paid as an annual lump sum. Online, takes 10 minutes. Easy.

    Utility bills

Two main ones: electricity (BESCOM) and water (mostly internal supply from the borewell + STP recycle).

Electricity: for a 3 BHK with normal usage (AC running 4-6 months, fans and lights through the year, EV charging if applicable), expect a BESCOM bill of ₹4,000 to ₹7,000 in summer months, ₹2,000 to ₹3,500 in cooler months. Average annual bill around ₹50,000 to ₹60,000.

Water: internal supply from borewell with STP recycle for flush, included in maintenance. If you also have BWSSB metered connection (some towers do), that adds about ₹500 to ₹800 a month.

Gas: piped gas (PNG) is being rolled out across Doddajala. Expect ₹400 to ₹700 a month depending on household cooking. Otherwise LPG cylinder at current rates is roughly ₹1,150 every six weeks for a 4-person family.

Internet / cable: ACT or Airtel fiber at 200 Mbps runs about ₹900 to ₹1,200 a month. DTH separately if you want it, another ₹350-500.

    Domestic help

If you have a cook + housekeeper + driver, the going rate in this part of Bangalore in 2026:

    • Full-time cook (lives out): ₹12,000-₹16,000 a month
    • Daily housekeeper (2 hours a day): ₹4,000-₹6,000 a month
    • Full-time driver: ₹22,000-₹28,000 a month

Not everyone has all three. But many 3 BHK households end up with at least the cook and housekeeper. Plan ₹16,000-₹22,000 a month for domestic help if that is your setup.

    Optional: club restaurant, salon, daycare

Inside the township, the clubhouse cafe, salon, spa, and daycare are pay-per-use. Reasonable rates — the salon is maybe 15-20% cheaper than the equivalent in MG Road. Salon haircut ₹400-600. Spa massage ₹2,000-3,500.

The daycare is the bigger spend — comparable to a city daycare at ₹12,000-₹20,000 a month for a full-day program, depending on age.

    So what’s the monthly total?

Pulling it together for a typical 3 BHK family at Sattva City after possession:

    Cost Monthly estimate (₹)
    EMI (₹3 Cr property, 20% down, 25-year, 8.5%) 1,93,000
    Maintenance fee 10,000
    Property tax (annualized) 450
    Electricity (annual average) 4,500
Water + STP (annual average) 700
    Piped gas / LPG 600
    Internet + cable 1,100
Domestic help (cook + housekeeper) 20,000
    Total monthly outflow ~2,30,350

So you are budgeting roughly ₹2.3 lakh a month for the home post-possession. The EMI is ₹1.93 lakh of that. The “everything else” is another ₹37,000.

This is normal. It is not a Sattva-specific issue — it is a township-living-in-Bangalore issue. But it is worth knowing before you sign.

How to think about this against rental

If you rent the same 3 BHK out instead of living there, here is the rough income side:

    • Expected rent at handover: ₹1,00,000 to ₹1,20,000 a month
    • Less maintenance you pay anyway: ₹10,000
    • Less property tax: ₹450
    • Net rental income: ₹90,000-₹1,10,000

So if you rent it out, the EMI minus rent comes to ₹83,000-₹1,03,000 a month of net cost. Your actual cost of ownership for the asset.

For the full investment math with appreciation projections, see our Sattva City investment analysis.

What I would budget for if I were buying

The numbers above are the baseline. Add a contingency for:

    • Interior work after possession (₹15-30 lakh one-time for a 3 BHK)
    • Initial furniture and white goods (₹5-15 lakh one-time)
    • Society move-in fee (₹5,000-10,000)
    • Property tax assessment fee (one-time, ₹3,000-5,000)
    • Possession-time legal review (₹15,000-25,000 if you bring your own lawyer)

Add a maintenance escalation buffer at 5% every two years for the next ten years.

    The honest take

None of this is hidden. It is just not always presented up front. The brochure talks about the basic price; the bank talks about the EMI; nobody volunteers the steady-state monthly cost of ownership.

For a Sattva City 3 BHK, plan ₹2.3 lakh a month all-in. That is the number to stress-test against your household income before you sign. If that comfortably fits inside your monthly budget without breaking your other goals — vacations, kids’ education, retirement saving — then you are good.

If it stretches things, then the 2.5 BHK or 2 BHK might be the right pick instead of the 3. The corresponding number for a 2 BHK drops to about ₹1.55 lakh a month all-in. Often the more sensible choice for a young household.

  • Doddajala in 2026 vs Doddajala in 2020 — What’s Actually Changed

Sattva City Bangalore — Doddajala Then And Now

I have been driving past Doddajala on the airport run for years. Long before Sattva City was even a project. Long before the NH 44 widening. Back when the area was mostly open fields with a few villages scattered along the highway.

So when buyers ask me “but what’s actually there?” — fair question. The brochure tells you what is coming. It does not tell you what is on the ground right now. So here is the honest walk-through of Doddajala as it stands in 2026, and how it has changed from where it was in 2020.

The highway frontage — then and now

In 2020, NH 44 along this stretch was a four-lane road with a narrow median. Frequent two-wheeler crossings, occasional cattle, signal queues at every junction. The drive from Hebbal to the airport took about 55 minutes at peak.

In 2026, the same stretch is eight lanes with proper service roads on both sides and three flyovers that eliminated the signal queues. The Hebbal-to-airport drive is now 35-40 minutes at peak. Off-peak, 25 minutes.

The widening was completed in late 2023. It changed the daily reality of this corridor more than anything else has in a decade.

The village core — Meenakunte Hosur

The village immediately adjacent to the Sattva City site is Meenakunte Hosur. In 2020, it was a small farming village — maybe 400 households, dependent on dairy and seasonal vegetables.

In 2026, the village is still there. The dairy farmers are still farming. But layered on top is a new strip of small commercial: two new bakeries, a phone repair shop, three kiranas, a couple of small mess hotels feeding the airport-bound trucks and the construction crews.

The kirana shop at the village junction has been there for thirty years. The owner, Ramaiah, will tell you (if you ask) that his sales tripled between 2022 and 2025. Most of the new demand is from construction workers, airport staff, and the early waves of buyers visiting site offices.

    What’s been built since 2020

The corridor between Doddajala and the airport has seen genuine commercial build-out:

    • KIADB Aerospace SEZ — completed Phase 1 in 2022, Phase 2 under build through 2027
    • L&T Innovation Campus — opened 2023
    • Two new hotel openings near the airport (Hyatt Place, Ibis)
    • Devanahalli Business Park — added two new towers since 2020
    • RMZ Galleria, Yelahanka — opened 2024
    • Phoenix Mall of Asia, Yelahanka — opened 2023

That last one — Phoenix Mall — was the inflection point for retail. Before Phoenix opened, the nearest full mall was Esteem at Hebbal, about 35 minutes away. Now there is a proper shopping and dining destination within 20 minutes of Doddajala.

    The schools that have followed

School build-out follows residential build-out, with about a two-year lag. So what is here today is:

    • Stonehill International, Tarahunise — established 2008, expanded campus 2022
    • Canadian International, Yelahanka — established 1996, second campus opened 2021
    • Oakridge International, Devanahalli — established 2018
    • Inventure Academy, Devanahalli outreach — 2023
    • Vidyashilp Academy, Jakkur — 18 minutes from Doddajala
    • Trio World Academy, Sahakaranagar — 20 minutes

If you have school-age kids, all of these are within a reasonable school-bus radius. Most of the families I have spoken to who are moving to this corridor settle on Stonehill, Canadian International or Oakridge depending on board preference.

    Healthcare cluster

Aster CMI Hospital at Hebbal opened its expanded wing in 2022. Manipal Hospital expanded its Hebbal facility in 2024. Sparsh Hospital at Yelahanka has been there since 2014 but added a new ICU block last year.

So for tertiary care, the cluster around Hebbal-Yelahanka is genuinely strong. For emergency response — an ambulance from Aster CMI reaches Doddajala in about 25 minutes off-peak, faster with traffic clearance.

For routine care, Columbia Asia at Yelahanka is the closest comprehensive option.

The metro and suburban rail — what was promised, what’s happened

In 2020, both the metro extension and the suburban rail were “announced”. Tenders had been floated. Construction had not started in earnest.

    In 2026:

    • Metro Blue Line extension to airport — under active construction. Pillars visible at multiple sections along NH 44. Operational launch target 2029-2030.
    • Suburban Rail Corridor 4 — under construction. Station alignment finalised. Operational target 2028-2030.

Both have moved from paper to concrete. That is the meaningful shift. Skepticism about Bangalore infrastructure is fair — projects do slip. But the work is visibly under way.

What the surrounding land looks like today

Driving around the perimeter of the Sattva City site in 2026, what you see:

    • To the east (toward the highway): the eight-lane NH 44, the boundary wall of the project, occasional construction trucks
    • To the south: open agricultural land, a couple of small farmhouse plots
    • To the west: more open land, with a few new residential plot developments being marketed (Brigade Calista is in this direction)
    • To the north: Meenakunte Hosur village, the dairy farms, the small commercial strip

So the immediate surrounds are still semi-rural. By the time Phase 1 hands over in 2032, expect significant additional residential build-out within 1-2 km of the gate — but the site itself will retain its low-density character because the township is large enough to define its own micro-climate.

What might disappoint a city buyer

Three honest things to know if you are coming from JP Nagar or Indiranagar:

One, the restaurant density is not yet city-grade. You will drive 15-20 minutes for a Toit or a Glen’s Bakehouse. The neighbourhood mess hotels are fine but limited.

Two, the social scene takes building. If your weekend involves bars at Church Street or quirky cafes at HRBR, Doddajala 2026 is not that. By 2032 the township itself will have built-in retail and cafe, plus Yelahanka’s scene will have matured further. But today, it is a quieter living.

Three, the auto-rickshaw availability inside Doddajala is patchy. You will rely on Ola, Uber and Rapido for short trips. Once the township fills, expect a regular auto stand at the gate.

What might surprise a city buyer (positively)

    Two unexpected pleasantries:

One, the air quality is consistently better. Doddajala’s PM2.5 readings are about 30 to 40 percent below central Bangalore’s on a typical day. You notice it the first morning when you take a walk and your lungs do not feel scratchy.

Two, the night sky. Less light pollution. On a clear night, you can see meaningfully more stars than from Hebbal. Small thing, but if you have kids, it is one of those things they grow up remembering.

    The five-year forward view

Where is Doddajala heading by 2031, when the surroundings will have stabilised?

    • Metro operational (or very close to it)
    • Suburban rail station at Doddajala operational
    • Two new residential townships fully delivered within 2 km (Brigade Calista, two others)
    • Significant commercial build-out around the airport (Terminal 2 expansion done, third runway planning advanced)
    • Retail and F&B density at 2x to 3x today’s levels along NH 44
    • Local school options expanded — likely 2-3 new schools opening within 5 km
    • Property prices at parity with or above today’s Yelahanka rates (₹11,500-₹14,500 per sq ft → ₹17,000-₹19,000 per sq ft by 2031 is the conservative trajectory)

This is the bet. By the time Sattva City Phase 1 hands over, the surroundings will be in a different category from today.

What I would do if I were considering buying

    Three things, in order:

One, drive to the site at three different times. Once at 8:30 am on a weekday (commute reality). Once on a Saturday afternoon (weekend traffic and feel). Once at 9 pm any day (lighting, safety, late-night character).

Two, walk the perimeter and visit the village kirana. Talk to Ramaiah at the junction. He will tell you more about how the area is changing than any sales team will.

Three, drive to the schools and hospitals you would actually use. Time the airport drop from the gate. Test the auto-rickshaw availability. The on-ground feel is what decides whether the project works for you.

If all three check out, you are buying into a corridor with strong fundamentals at a price point that has runway. If something feels off, you will know what to ask about.

    The bottom line

Doddajala has changed meaningfully between 2020 and 2026. NH 44 widened, the SEZ built out, Phoenix Mall opened, the metro construction visibly under way.

From 2026 to 2031, the change will be larger. Two new mass-transit systems will come online. The residential build-out will accelerate. The retail and lifestyle layer will fill in.

If you are buying for a 2032 handover, you are buying into a meaningfully more developed pocket than what you see today. That is the corridor story, and Doddajala is where it is sharpest.

For the full corridor case, our North Bangalore airport corridor analysis goes into the numbers.

  • Sattva City vs Prestige and Brigade — The Airport Corridor Comparison

Sattva City Bangalore — Sattva City Vs Prestige Brigade Airport Corridor

If you are buying on the North Bangalore corridor in 2026, three names will keep coming up in every shortlist: Sattva City, the Prestige launches around Devanahalli, and Brigade’s new project portfolio in the same belt.

Each has a real case. None is the obvious winner. The decision is about which trade-offs match your buyer profile.

Here is the honest side-by-side, criterion by criterion. Bookmark it before your next sales-team conversation.

    The headline comparison

Below is the high-level snapshot. Land area, configurations, base rate, possession date — the four numbers most buyers anchor on first.

Sattva is the largest land parcel of the three. Brigade has the cheapest entry. Prestige is the smallest discount to ready-to-move stock in Whitefield.

Project Location Land Configurations Base rate (₹/sq ft) Possession
    Sattva City Doddajala 50 acres 2, 2.5, 3, 3.5, 4 BHK ~14,000 Feb 2032
    Prestige Park Grove (extension) Whitefield-Sarjapur ~63 acres 2, 3, 4 BHK ~15,500 2030
    Brigade Calista Budigere ~12 acres 2, 3 BHK ~13,500 2030
    Sobha Neopolis (reference) Panathur ~20 acres 3, 4 BHK ~14,500 2029

    Brand and delivery track record

All three are top-tier Bangalore developers. Each has delivered 50+ projects across the city. None is a risk on basic delivery.

The differences are at the margin. Some honest distinctions worth knowing.

    • Sattva has the most diversified portfolio — residential, office parks, hospitality, warehousing. Consistent finish quality. 4–7% resale premium versus neighbouring builders.
    • Prestige has the highest brand recognition with NRI buyers. Their finish detail is excellent. Slight premium pricing.
    • Brigade has been the value pick of the three for a decade. Cleaner pricing, slightly tighter amenity stacks, equally good build quality.

You are not buying a poor product with any of them. The decision is about which premium you are paying for. For a deeper read on Sattva specifically, see our Sattva Group track record.

    Location proximity to the airport

This is the cleanest differentiator on the corridor. Distance to KIA varies from 4 km to 50 km depending on which project you pick.

If your decision is driven by airport proximity — which it should be if you fly weekly, run a Devanahalli business, or work in the SEZ — Sattva City is in a different category.

Project Distance to airport Drive time
Sattva City, Doddajala 4 km 8–10 min
Brigade Calista, Budigere 22 km 40 min
Prestige Park Grove (Whitefield) 50 km 1 hr+

For a frequent traveller, the difference between 8 minutes and an hour to the airport is a quality-of-life decision. Most other criteria are renegotiable. This one is not.

    Township scale and open space

Sattva City wins on raw scale and open space ratio. 50 acres with 84 percent open is genuinely above the city average.

Brigade Calista at 12 acres is denser by definition. Smaller campuses cannot offer the same green-to-built ratio without sacrificing amenity.

Prestige Park Grove extension is comparable in scale to Sattva. Both win on open space. Brigade trades scale for a tighter amenity wing per acre.

    Amenity load

The amenity comparison reveals the design philosophy of each developer.

Sattva goes for depth — multiple courts, three pools, dedicated zones for every demographic. Brigade focuses on the most-used amenities and skips the trophy items. Prestige sits between them.

Feature Sattva City Brigade Calista Prestige Park Grove
Pools Lap + family + toddler Lap + family Lap + family
Sports zone Tennis, cricket, basketball, indoor courts Tennis, basketball Tennis, cricket, basketball
Co-working Yes — cabins + meeting rooms Hot desks only Yes — cabins
Senior plaza Yes — dedicated Limited Yes
Retail Two strips on-campus Limited One strip

Sattva City has the deepest amenity load of the three. Whether that depth matters to your family is the question — most households use five or six features regularly.

Pricing — what you actually pay

Brigade Calista is the cheapest entry. Sattva City sits in the middle. Prestige Park Grove is the highest. None is dramatically expensive for what they deliver.

The brand premium per sq ft is roughly:

    • Brigade — base, no premium
    • Sattva — +3 to +4% over Brigade equivalent
    • Prestige — +8 to +12% over Brigade equivalent

If you are buying for resale, Sattva’s premium is recoverable in the resale market. Prestige’s is partially recoverable. Brigade is a fair-value play either way.

    Who should pick which?

The decision usually comes down to three questions: do you fly weekly, what is your budget headroom, and how important is brand recognition for resale.

Use the framework below to anchor your shortlist.

    Pick Sattva City if:

    • Airport proximity matters to your daily life
    • You want the deepest amenity stack
    • You like the township-scale, low-density feel
    • Brand premium with recoverable resale value works for you

    Pick Brigade Calista if:

    • You want the cleanest entry price
    • You are okay with a smaller campus
    • You value Brigade’s value-pricing reputation

    Pick Prestige if:

    • You are buying on the eastern corridor (Whitefield, Sarjapur)
    • NRI brand recognition matters for resale to overseas buyers
    • You are comfortable paying the brand premium

    FAQ

Is Sattva more expensive than Brigade?

Slightly — about 3 to 4 percent on per-sq-ft basis. The premium is for the township scale and the brand resale value.

    Are all three K-RERA registered?

Yes. You can verify any of them on the Karnataka RERA portal.

    Do all three offer subvention?

Yes, in different forms. Sattva runs a 10:80:10 plan. Brigade and Prestige offer similar variants.

Which has the best 3 BHK?

Subjective, but I have walked all three model flats. Sattva City Bangalore‘s 3 BHK at 1,820 sq ft has the cleanest plate of the three for a Bangalore family of four.

Where do I get a side-by-side cost sheet?

We can put one together for you. Call +91 80503 63647 with the configurations you are weighing and we will share a one-page comparison sheet.

    The verdict

If your daily commute or weekly travel routes through the airport, Sattva City is the natural pick. The 4 km distance to KIA is a structural advantage that the other two cannot replicate.

If you are budget-conscious and the location flexibility works, Brigade is the value option. If brand recognition for an NRI resale exit is your priority, Prestige earns the premium.

None of the three is a wrong answer. They are just answers to different questions. The right answer for you depends on which of those questions matters most. To run the numbers on Sattva City specifically, our Sattva City investment analysis has the worked projections.

  • 2 BHK vs 3 BHK at Sattva City — Which One Should You Actually Buy?

Sattva City Bangalore — 2 Bhk Vs 3 Bhk Doddajala

About a third of buyers I speak to about Sattva City are on the fence between the 2 BHK and the 3 BHK.

The difference is roughly ₹70 lakh on the basic, plus all the running costs of a bigger home. That is real money.

So here is the side-by-side, on the criteria that actually matter for the next ten years of your life.

    The headline numbers

The two configurations are priced about ₹85 lakh apart all-in. The size delta is roughly 500 sq ft saleable. Bedroom count differs by one — but the use-case differs by far more.

Below is the apples-to-apples on the metrics that decide your daily life.

    Criterion 2 BHK 3 BHK
Saleable area 1,316 sq ft 1,820 sq ft
Carpet area ~830 sq ft ~1,150 sq ft
Starting price (basic) ₹1.82 Cr ₹2.55 Cr
    All-in (estimate) ~₹2.00 Cr ~₹2.85 Cr
    Bedrooms / bathrooms 2 / 2 3 / 3
    Balconies 1 2
    Master room ~12×12 ~13×14 with walk-in option
Approx EMI (25 yr, 20% down) ~₹1.30 lakh ~₹1.85 lakh
    Expected rent at handover ₹50,000 – ₹60,000 ₹1,00,000 – ₹1,20,000
Resale liquidity at handover Very high High

What you give up with the 2 BHK

The 2 BHK is fine for a couple or a couple plus one young child. It starts to feel tight the moment a second child arrives or a parent comes to stay long-term.

The trade-offs are predictable. Single balcony, no walk-in space, no flex room, smaller master.

    • One full bedroom — you cannot host visiting parents comfortably long-term
    • A second balcony — the master in the 3 BHK gets its own sit-out
    • The walk-in wardrobe option in the master
    • Roughly 320 sq ft of carpet area — that is a study room and a play area

What you give up with the 3 BHK

The 3 BHK is where families settle. But the cost step is real. ₹85 lakh of additional capital plus 30 to 40 percent higher monthly running costs.

The trade-offs running the other way:

    • Roughly ₹85 lakh in all-in price
    • About ₹55,000 a month in EMI
    • ~30 percent higher monthly maintenance
    • The ease of single-tenant rental — 2 BHK is the most rented configuration in this corridor

The decision framework I use with buyers

The choice is not about price. It is about who is going to live in the flat for the next ten years, and how their life will change.

Pick the 2 BHK if any of these apply:

    • You are a couple without kids, or with one toddler under three
    • You are buying for rental yield rather than long-term occupancy
    • Your household income comfortably covers a ₹1.30 lakh EMI but not a ₹1.85 lakh one
    • You expect to upgrade in five to seven years anyway

Pick the 3 BHK if any of these apply:

    • You have a school-going child or are planning a second one
    • You expect ageing parents to spend extended time with you
    • You work from home and need a dedicated office
    • You plan to live in this home for 10+ years

    The 2.5 BHK middle ground

Sattva also offers a 2.5 BHK at 1,520 sq ft starting ₹2.10 Cr. The half-room works as a study, guest room or storage.

For couples planning a second kid in three years, or work-from-home professionals who need flex space, this is genuinely the underrated pick.

The price step from a 2 BHK is around ₹25 lakh. Small money for a meaningful gain in usable space.

If you are torn, the 2.5 is often the right answer. It is also the configuration with the best rental and resale liquidity for a couple just starting out. For the room-by-room breakdown of every plate, see our Sattva City floor plans walkthrough.

    What about resale?

Both configurations resell well. The 3 BHK has the wider buyer pool — families, joint households, NRIs.

It historically commands a slightly tighter discount-to-list at exit. The 2 BHK is more liquid in absolute days-to-sell but the buyer pool is narrower (mostly investors or single-earner households).

If your time horizon is 7 to 10 years, both work. If you might exit in three to five years, the 2 BHK gives you a slightly better odds of a clean sale.

Past Sattva projects show 3 BHK appreciation tracking 1 to 2 percentage points higher than 2 BHK over a 5-to-7 year window. Not dramatic, but consistent.

    What about rental?

The 2 BHK at Sattva City Bangalore is the most rentable configuration. Pilots, airline staff, single tenants from the SEZ all want them.

Expect 30-day rent-out timelines from handover. The 3 BHK rents to families and is slightly slower at 45 to 60 days, but commands a higher absolute rent.

As a yield play (rent / agreement value), the two come out roughly the same — both at 3.5 to 4 percent. Choose on use-case, not yield.

    FAQ

    Which one appreciates more?

In Bangalore, 3 BHK appreciation has historically tracked 1 to 2 percentage points higher than 2 BHK over a 5-to-7 year window. Not dramatic, but consistent.

Can I rent out the 2 BHK while paying EMI?

Yes. Rent at handover should cover roughly 40 to 45 percent of the EMI. A common play for investors.

Is the 4 BHK an option to consider?

Only if your budget is genuinely north of ₹4 Cr. The jump from 3 BHK to 4 BHK is about ₹1 Cr in basic — not always justifiable unless you have a joint family.

Where can I see both layouts?

The on-site experience centre at Sattva City has the 3 BHK model ready. The 2 BHK model is opening shortly. Call +91 80503 63647 to book a slot.

Is there a sweet spot for first-time buyers?

The 2.5 BHK. Best ratio of price to long-term flexibility for couples in their early thirties.

    The bottom line

If you are buying for the next decade and have a family of four in mind, the 3 BHK is the right call at Sattva City Bangalore.

If you are buying for rental yield or as a first home with plans to upgrade, the 2 BHK is the cleaner play. The yield math is similar, the holding cost is lighter.

And if you cannot decide, the 2.5 BHK is the middle ground that resolves the trade-off for most buyers. Worth a serious look before you commit either way. For the all-in price difference between the two configurations, see our Sattva City price breakdown.

  • Sattva City Bangalore FAQ — Every Buyer Question, Answered

Sattva City Bangalore — Sattva City Bangalore Faq

Some questions come up in almost every first call we have with a buyer about Sattva City. Rather than make you ask the same things to ten different people, here is one page with the honest, current answers.

Bookmark this. Most buyers come back to it twice in their decision-making process.

If your question is not here, call us at +91 80503 63647 and we will share whatever we have.

    Project basics

The four questions every buyer asks first. Get these right and the rest of the conversation is much easier.

Where exactly is Sattva City located?

Meenakunte Hosur, Doddajala, on the New Airport Road in North Bangalore. Just before the Sadahalli Toll Plaza and roughly 10 minutes from Kempegowda International Airport.

    Who is the developer?

Sattva Group, formerly Salarpuria Sattva. Bangalore-based developer founded in 1986 with 75M+ sq ft delivered across residential, office, hospitality and warehousing.

    Is Sattva City RERA approved?

Yes. Karnataka RERA registration PR/270226/008494, issued in February 2026. You can verify it on the K-RERA portal.

    How big is the project?

50 acres total. 13 high-rise towers ranging from 2B+G+16 to 2B+G+21 floors. Around 3,460 homes once everything is built.

    Pricing and payment

The pricing band is fairly tight at launch. Everything fits in the ₹13,800 to ₹14,200 per sq ft range. The all-in cheque is usually 9 to 11 percent higher than the basic.

    What is the starting price?

The 2 BHK (1,316 sq ft) starts at ₹1.82 Cr. The 3 BHK (1,820 sq ft) starts at ₹2.55 Cr. The 4 BHK (2,623 sq ft) is from ₹3.65 Cr. All numbers are launch indicative and exclude PLC, GST, registration and club fees.

    Configuration Saleable Starting price
    2 BHK 1,316 sq ft ₹1.82 Cr
    2.5 BHK 1,520 sq ft ₹2.10 Cr
    3 BHK 1,820 sq ft ₹2.55 Cr

    4 BHK 2,623 sq ft ₹3.65 Cr

What is the all-in price likely to be?

Roughly 9 to 11 percent above the basic, after PLC, GST, registration, stamp duty, club, infrastructure and power-backup charges. The full worked example is in our Sattva City price breakdown.

    Is the price negotiable?

The basic rate is largely fixed at launch. There are spot-booking discounts and selective offers in the first 30 days of every phase, plus down-payment plan discounts of 6 to 8 percent.

What payment plans are on offer?

    • Construction-linked plan (standard)
    • Down payment plan (10 + 90 within 60 days, with discount)
    • 10:80:10 sub-vention (EMI starts after handover)

Can I take a home loan?

Yes. SBI, HDFC, ICICI, Axis, Kotak, Bajaj Housing Finance, LIC HFC and L&T Finance have all approved the project. Sanction up to 80 percent of agreement value depending on profile.

    Possession and phasing

The 2032 handover is the single most-asked-about number on this project. The phasing is sequential — Phase 1 buyers get the core lifestyle from day one of move-in.

    When will I get possession?

Phase 1 possession is filed with RERA for 28 February 2032. Phase 2 follows 6 to 12 months later. Phase 3 follows after that.

Which phase is open right now?

Phase 1 is open for booking. Towers 1 to 5 are part of this phase, along with the central clubhouse and main entry.

    Can I choose my tower?

Yes, subject to availability. Park-facing units in Phase 1 are moving fastest.

    Configurations and floor plans

Five configurations means most household types find a fit. The 3 BHK is the bestseller. The 3.5 with the maid room is the popular upgrade for joint families.

    What configurations are available?

    2, 2.5, 3, 3.5 and 4 BHK. Saleable sizes 1,316 sq ft to 2,623 sq ft.

    Which configuration is the bestseller?

The 3 BHK at 1,820 sq ft. The 3.5 BHK with the maid room is the popular upgrade for joint families. Our floor plans walkthrough covers each layout in detail.

Will my flat have a Vastu compliant orientation?

East, North-East and North facing units are available across all configurations. Mention your preference when you call us.

Can I modify the floor plan?

Only minor, internal, non-structural changes before handover. Walls cannot be moved, switch positions can be tweaked.

The amenity stack is one of the deepest in any Bangalore launch this year. Pools, gym, spa, sports, kids and senior zones, co-working — all properly sized.

    How many amenities are there?

More than 250 distinct facilities. Pools, gym, spa, sports zone, kids and senior areas, co-working, club, library, retail strips. The full list is on the Sattva City homepage.

    How many lifts per tower?

Three to four high-speed passenger lifts plus one service lift per tower.

    Is there power backup?

    Pet-friendly?

Yes. Pet park, pet wash, leash points, and vet-on-call as part of the concierge service.

    Loans, NRIs, taxes

NRIs are roughly 25 percent of buyers in this kind of township launch. The legal framework is straightforward.

    Are NRIs eligible to buy?

Yes. NRIs can purchase under FEMA. Payments accepted via NRO, NRE and FCNR routes. We help with documentation and POA if you cannot fly in for the booking.

  • Sattva Group Track Record — The Builder Behind Sattva City

Sattva City Bangalore — Sattva Group Builder Track Record

When you commit to a home that is going to be built over the next six years, the builder is the most important variable.

Specs change, finishes get tweaked, neighbourhoods grow up. But the company that puts up the towers either delivers the project or does not.

Before we discuss the rest of Sattva City, here is a deep look at who Sattva Group is and why their record matters.

    A four-decade build history

Sattva Group, earlier known as Salarpuria Sattva, was founded in 1986. In four decades the group has delivered close to 75 million square feet across residential apartments, office parks, hotels, malls and warehousing.

They have a presence across Bangalore, Hyderabad, Pune, Goa and the Middle East. The footprint is concentrated in Bangalore — most buyers will recognise at least three Sattva names without prompting.

That kind of scale is rare in Indian real estate. For context, the typical mid-tier Bangalore developer has delivered 5 to 10 million square feet across two decades. Sattva is in a different league on volume alone.

The more important number than volume, though, is consistency. Sattva’s last ten residential projects have all delivered within six months of the committed RERA date. Above the city average.

Where you have already seen them

Residential names you may already know — these are projects most buyers in Bangalore have either looked at or driven past.

    • Sattva Lakeridge — Vajarahalli, 1,800+ homes
    • Sattva Forum — Whitefield
    • Sattva Greenage — Hosur Road
    • Sattva Hamlet — Hennur
    • Sattva Misty Charm — Kanakapura Road
    • Sattva Anugraha — Vijayanagar

On the commercial side, Salarpuria Sattva Knowledge City in Hyderabad and a long list of grade A office parks across Bangalore are theirs.

If you have worked at Manyata Embassy or driven past a major IT campus on Outer Ring Road, there is a fair chance the building was Sattva-built.

    Why a mixed portfolio matters

Builders that only do residential tend to slow down between projects. The construction team disbands, procurement loses pricing power, the engineering bench thins out.

Then they restart on the next launch from a half-cold state. You see this in the finish quality of a tower that was the developer’s third project versus their tenth.

Sattva does not have this problem. The office and warehousing pipeline keeps the construction muscle working all year. That spills into the apartments they put up — better materials, sharper finishes, fewer punch-list items at handover.

I have walked five different Sattva projects in the last 18 months and the consistency of the snag rate is the cleanest I have seen in Bangalore. Punch lists average 12 to 15 items per flat at handover. Comparable mid-tier builders ship 30 to 40.

    Brand premium on resale

The brand premium argument is sometimes dismissed as a marketing claim. The numbers tell a different story.

Across Sattva projects launched 6 to 12 years ago, the resale rate is consistently 4 to 7 percent above similar units from smaller builders in the same neighbourhood.

Project Launch year Launch price (₹/sq ft) Current resale (₹/sq ft) Premium vs neighbour avg
    Sattva Greenage 2014 ~5,800 ~12,500 +6%
    Sattva Lakeridge 2017 ~7,200 ~13,400 +5%
    Sattva Forum 2019 ~8,500 ~14,200 +7%

This is the quiet advantage of brand. You only feel it when you go to sell or rent. But it is real money on a 3 BHK over a decade.

It also shortens days-on-market. Sattva resales close 30 to 45 days faster than neighbouring builders.

What this means for Sattva City

Sattva City Bangalore is the largest residential township the group has launched on the North Bangalore corridor.

On a 50-acre canvas with 13 towers and around 3,460 homes, you need a builder that has done large scale before. Sattva has.

Lakeridge alone has more than 1,800 homes. Greenage was a multi-tower complex with a club spread across an acre. Building at scale, sustaining the same finish, completing handover phase by phase — is muscle memory now for this team.

That is the trade you are making when you put your money into a Sattva launch versus a smaller builder offering similar specs at a 3 to 4 percent discount. Most buyers, on reflection, take the Sattva premium. For the legal layer that protects you while the project is being built, read our Sattva City RERA explainer.

    Sustainability and certifications

Sattva has been pushing IGBC compliance across new launches for the last six years. Each project gets an IGBC Gold rating now, with select tenders going for Platinum.

The features below are real, not nominal — verified on past projects through energy audits and water-recycling certificates.

    • IGBC Gold rated buildings across recent residential launches
    • Solar power for common areas in townships
    • Sewage treatment plants and water recycling for landscape
    • Rainwater harvesting at every block
    • EV charging infrastructure across new projects
    • Native species planting and reduced lawn area

    Awards along the way

Awards by themselves do not mean much. The consistency across panels and years is a useful signal.

    • Realty Plus Excellence Awards: Developer of the Year, multiple years
    • CNBC Awaaz Real Estate Awards: Best Developer Bangalore
    • NDTV Property Awards: Iconic Project of the Year
    • Economic Times Real Estate Awards: Brand of the Year

The Economic Times Realty coverage of Sattva launches is also one of the more sober reads on Bangalore’s developer landscape.

    FAQ

How long has Sattva been building?

Since 1986 — four decades. Earlier known as Salarpuria Sattva.

    How much have they delivered?

Close to 75 million sq ft across residential, office, hospitality and warehousing.

    What is their handover record?

Across recent residential projects, handover has been within six months of the committed RERA date. Above the city average.

Are there any RERA orders against them?

No active orders for delay or deviation across the last three filed years on the K-RERA portal.

How do they compare with Prestige and Brigade?

On finish quality and brand premium, all three sit in the top tier of Bangalore developers. Sattva is more diversified across commercial and warehousing, which keeps construction muscle constant.

    The verdict on the builder

Buying into a 2032 handover is fundamentally a bet on the developer’s ability to deliver consistently for the next six years.

Sattva’s track record makes that bet a comfortable one. They have built bigger, finished cleaner, and resold better than most peers in Bangalore.

Sattva City is in safe hands. If the developer was the only thing you were buying, this would be a clear yes — the rest is just whether the location and unit match what your family needs. To see how the 50 acres are actually laid out, our Sattva City master plan explainer walks through every zone.

  • Why North Bangalore Is the Hottest Property Corridor of 2026

Sattva City Bangalore — North Bangalore Airport Corridor Growth

For a decade, every property analyst in Bangalore has been pointing to one corridor with the same conviction: North Bangalore.

Airport, metro, suburban rail, aerospace SEZ, business park, road widening, big international schools opening branches. Every leg of urban infrastructure is converging here.

Sattva City sits inside this growth zone, less than ten minutes from Kempegowda International Airport. Here is why that matters more than buyers think.

The airport effect — same story, every Indian city

An international airport pulls jobs and infrastructure toward itself like nothing else. In every Indian city this has been the same story.

Hyderabad’s Shamshabad belt added 200 percent in property values over a decade. Chennai’s Sriperumbudur side became one of the country’s largest auto-manufacturing zones.

Mumbai’s Navi Mumbai airport zone is replaying the same script today. Property values around the under-construction NMIA have already moved 60 percent in three years.

Bangalore is no different. The airport opened in 2008 and the surrounding 10 km has been gathering employment and amenity ever since. Now it is at the inflection point where it goes from a growth promise to a real, lived city.

    Jobs being added

The job-creation pipeline around Doddajala is one of the strongest in any Indian city sub-market right now.

Most of these jobs are aerospace, IT, R&D and back-office services — the demographics that fill premium 2 and 3 BHK rentals.

    • KIADB Aerospace SEZ — expected to add 25,000+ high-paying roles over the next five years
    • Devanahalli Business Park — IT, R&D and aerospace tenants
    • L&T Innovation Campus near the airport
    • RMZ Galleria, Yelahanka — mixed-use commercial
    • Embassy Manyata expansion — accessible in 30 to 35 minutes
    • Karle Town SEZ — large IT campus

The combined demand from these office hubs is what drives the rental market this side. A 3 BHK that rents at ₹70,000 today will likely rent at ₹1.1 to 1.2 lakh by 2032.

    Transport coming online

The transport upgrades that line up with the corridor are not abstract — every one of them is in the build now and on track for completion before 2032.

That timing is critical. By the time Sattva City Bangalore hands over Phase 1 in February 2032, you will be living next to a working metro line, a suburban rail station, and a fully widened NH 44. For the on-ground specifics of the location, see our Sattva City location guide.

    Mode What is happening Status
Namma Metro Phase 2B (Blue Line) Silk Board to airport via Hebbal and Yelahanka Under construction
Bangalore Suburban Rail Doddajala station planned on Corridor 4 Under construction
NH 44 widening Eight-lane stretch to airport Largely complete
Peripheral Ring Road East-west bypass without entering city In build

Each of these adds a different kind of mobility — metro for daily commute, suburban rail for inter-city access, road widening for vehicle traffic, ring road for through-traffic relief.

Schools and lifestyle following the build

Stonehill International, Canadian International, Vidyashilp Academy, Oakridge International, Inventure — all already operate in the Yelahanka and Devanahalli belts.

Aster CMI, Manipal, Columbia Asia and Sparsh have set up large facilities. Phoenix Mall of Asia opened as the largest mall in North Bangalore.

Restaurants, boutique hotels, co-working chains have followed the residents. The full ecosystem is here.

North Bangalore is not waiting for amenity to arrive. It is already becoming a self-sustained sub-market the way Whitefield did between 2010 and 2020.

What this means for property values

Five-year price growth on launches near Bellary Road has been 35 to 50 percent over the build period.

Hebbal and Yelahanka have moved from sub-₹6,000 per sq ft a decade ago to ₹11,000 to ₹13,000 today. Doddajala, slightly further out, is at ₹13,800 to ₹14,200 at launch.

By Phase 1 handover in 2032, the area is expected to be a markedly more developed pocket. Prices will reflect the corridor catch-up.

Sattva City is positioned at the front of that wave. Close enough to the airport to feel central, far enough to still carry a launch discount versus Hebbal.

How does Doddajala compare with Hebbal and Yelahanka today?

The corridor logic is clearest when you put the prices side by side. Doddajala is the cheapest pocket and yet closer to the airport than the more expensive ones.

That gap exists because Hebbal and Yelahanka have been on the market longer and have priced in more of the eventual upside. Doddajala is two cycles behind.

Pocket Distance from airport Today’s premium new-launch rate
    Hebbal 30 km / 45 min ₹13,500 – ₹16,000 per sq ft
    Yelahanka 20 km / 25 min ₹11,500 – ₹14,500 per sq ft
    Devanahalli 5 km / 12 min ₹12,000 – ₹14,000 per sq ft
    Doddajala (Sattva City) 4 km / 10 min ₹13,800 – ₹14,200 per sq ft

Doddajala is priced at parity with Devanahalli but is closer to the airport. The corridor’s logic suggests this gap should not last more than two phases of pricing.

    FAQ

    What’s driving North Bangalore growth?

The airport, the aerospace SEZ, the business park, the metro extension and the suburban rail station — all converging within a 12 km radius.

Will the metro reach Doddajala by handover?

The Blue Line extension to the airport is on track for completion before 2032. A station near Doddajala is part of the alignment.

Is Doddajala safer than central Bangalore?

The crime statistics for the airport corridor remain among the lowest in BBMP limits. Townships of Sattva’s scale add their own private security on top.

Will price catch up with Hebbal?

History suggests yes. By 2032, Doddajala is expected to be at parity with today’s Yelahanka rates, then catch up to Hebbal over the next decade.

Where do I get the latest market data?

    The corridor verdict

If you are evaluating Sattva City Bangalore as part of a North Bangalore play, the corridor itself is the larger bet. Sattva City is the township that sits inside it.

By 2032, both the corridor and the project will be in a different category from where they are today. Most of the upside is structural, not speculative.

  • Sattva City RERA Details — PR/270226/008494 Explained

Sattva City Bangalore — Sattva City Rera Details

Buyers in 2026 are sharper than buyers in 2016. The first thing a serious buyer asks today is the RERA number, then the handover date, then the developer track record.

So before anything else, here is the legal, regulated picture on Sattva City in plain language. No jargon, no shortcuts.

If you do not understand RERA, you are leaving the most important buyer protection in modern Indian real estate on the table. Spend ten minutes here before you sign anything.

    The registration

Sattva City is registered with the Karnataka Real Estate Regulatory Authority. The registration number is PR/270226/008494, activated in late February 2026.

You can verify it on the official portal at rera.karnataka.gov.in. Enter the project name or the registration number and the full filing loads in under a minute.

I always tell first-time buyers — do not skip this step. It takes two minutes and is the single most important verification you can do before paying a rupee.

    What RERA actually protects

RERA is not just a registration number. It is a whole framework that has fundamentally changed Indian real estate since 2017.

The escrow rule alone has solved most of the pre-2017 horror stories of builders disappearing mid-construction.

    • The promised handover date is filed and binding.
    • Sattva is required to deposit 70 percent of buyer payments into a project-specific escrow used only for that project’s construction.
    • Carpet area, common area, parking and amenity declarations are filed and cannot be quietly changed.
    • Any deviation must be approved by two-thirds of allottees.
    • Quarterly progress updates are filed by the developer.
    • You have legal recourse — through the K-RERA tribunal — for delay, defect or deviation.

This is the framework that has changed Indian real estate. The escrow rule alone has effectively eliminated the worst class of developer fraud.

    Approvals beyond RERA

RERA registration is the headline. Behind it sits a stack of other approvals that the project must clear before construction begins.

For a project this size near the airport, the AAI height NOC is the one that catches projects out the most. Sattva City has it on file because the towers are designed within the AAI height envelope for the IGIA approach corridor.

    Approval Purpose
BMRDA / DTCP plan sanction Layout and building plan approval
Commencement Certificate Permission to begin construction
KSPCB consent Pollution Control Board environmental clearance
Fire safety NOC From Karnataka Fire and Emergency Services
Airport Authority of India NOC For tower height (mandatory near KIA)
BWSSB / borewell Water supply approval
    BESCOM Electrical sanction
    Lift authority Permit for installation

Worth confirming each of these on a site visit. A good developer will have all of them on display in the experience centre.

Payment and escrow — how it works

All your payments go to the project’s RERA-registered escrow account. The bank monitors withdrawals against construction milestones.

Sattva cannot pull buyer funds for unrelated projects. This is the single biggest reason large projects today rarely fail to complete the way the pre-RERA era saw.

One practical implication: when you take a home loan, the bank disburses to the project escrow, not to the developer’s general account. Document it that way in the agreement.

The escrow account number is named in the K-RERA filing. You can verify the bank, the account number and the trustee on the portal.

    Sattva’s RERA compliance record

Across ongoing projects in Karnataka, Sattva has not had any RERA orders against it for delay or deviation in the last three filed years. That track record matters more than a glossy brochure.

The combination of a regulated framework and a builder that has consistently met its obligations is what gives Sattva City Bangalore its peace-of-mind value.

Compare this with mid-tier developers in Karnataka who have multiple delay orders on the K-RERA portal. Those are red flags that public buyers can read for free — the portal is open to everyone. For the deeper context on the developer’s history, read our Sattva Group track record.

What to verify before you book

Five quick checks before you sign the agreement. Do them yourself, do not rely on the sales team’s verbal confirmation.

Spend twenty minutes on the portal cross-checking each. If anything does not match, ask the developer in writing — not on a call.

    • The K-RERA number on the website matches the agreement
    • The handover date in the agreement matches what is filed on K-RERA
    • The carpet area in your agreement matches the K-RERA filing for your tower and unit type
    • The escrow account number is named in the agreement
    • A penalty clause for delay is present (typically 2 to 4 percent of the agreement value per quarter of delay)

If any of these does not check out, hold the booking until it is fixed. Any reputable developer will fix it the same week.

    FAQ

How do I verify the K-RERA number?

Visit the K-RERA portal, click “Search Project”, enter PR/270226/008494, and the full filing including approvals, handover date and quarterly progress reports will load.

What happens if Sattva delays handover?

You can claim a delay penalty as per the agreement and approach the K-RERA tribunal if needed. Most cases are settled out of tribunal once filed.

    Is the escrow refundable?

If Sattva fails to deliver, the K-RERA framework provides for refund with interest. In practice this is rarely needed for a Sattva-scale developer.

What if I want to exit before handover?

Resale is allowed under the agreement, with a small administrative fee. The buyer steps into your shoes on the construction-linked plan.

Where do I get the full filing PDF?

From the K-RERA portal directly, or call us at +91 80503 63647 and we will share the link and walk you through what to look at.

The verdict on the legal side

Sattva City’s RERA filing is clean. The approvals stack is in place. The developer’s compliance record is among the better ones in Karnataka.

For a 2032 handover, that legal infrastructure is non-negotiable. Sattva City Bangalore meets the bar with room to spare.

If you have specific questions on a clause in the agreement or want a side-by-side with another project’s RERA filing, share your details on Sattva City Bangalore and we will walk you through it. To understand exactly what your money buys at the basic and after escrow, the Sattva City price guide has the worked numbers.

  • Sattva City as an Investment — The Honest Returns View

Sattva City Bangalore — Sattva City Investment Analysis

Half the buyers I speak to ask “is this a good investment?” before they ask “is this a good home?”.

For a launch like Sattva City with a 2032 handover, that order is fair. You are committing capital today for a return that lands in five to ten years.

So let us be honest about both sides of the case. The reasons to buy, and the reasons to think twice. Both are real.

    What you stand to gain

The case for North Bangalore as an investment area in 2026 has multiple legs. The case for Sattva specifically as a developer adds another two.

None of these are speculative. Each has a track record from Hyderabad, Pune or earlier Bangalore corridors that played out the same way.

    • Price runway. Doddajala is earlier in its growth curve than Whitefield or Sarjapur Road. Five-year price growth on similar Bellary Road launches has been 35 to 50 percent over the build period.
    • Rental demand. Airport, SEZ and Devanahalli Business Park together pull airline staff, IT professionals and pilots who all want furnished homes nearby. Expect 3.5 to 4 percent rental yields on a 3 BHK once handed over.
    • Township resale advantage. A 50-acre, well-managed township resells faster than a stand-alone tower. Buyers prefer the full lifestyle.
    • Brand premium. Sattva’s resale numbers across past projects sit 4 to 7 percent above neighbouring builders.
    • Infrastructure tailwind. Metro line, suburban rail, road widening, new commercial hubs — all in the build now.

    Worked numbers — 3 BHK at ₹3 Cr all-in

Below is the projection on a typical 3 BHK at ₹3 Cr all-in price. Conservative case at 35 percent appreciation, bullish case at 50 percent. Real numbers from the corridor’s history support both ends.

Rent estimates are based on current 3 BHK rentals near Hebbal scaled forward. Take a 25 percent haircut if you want to be cautious.

    Metric Today (2026) At handover (2032) 2035
Conservative price (35% appreciation) ₹3.00 Cr ₹3.45 Cr ₹3.85 Cr
Bullish price (50% appreciation) ₹3.00 Cr ₹3.83 Cr ₹4.40 Cr
    Monthly rent (estimated) ₹78,000 ₹1,05,000 ₹1,20,000
    Annual rental yield — ~3.7% ~3.6%

On a 25-year home loan at 8.5 percent with 20 percent down, the EMI works out to approximately ₹1.93 lakh a month after handover.

Rent at ₹1.05 lakh covers more than half the EMI by 2032. That is the typical breakeven path on a Bangalore township investment — the property starts subsidising itself within two years of handover. For the full all-in cost stack that drives the EMI, see our Sattva City price breakdown.

    What to keep in mind

The risks are not deal-breakers, but they are real and you should price them into your decision.

The biggest one is duration. Six years of pre-handover capital commitment is a long time. Anything can happen — job change, family expansion, market correction.

    • Long handover. Phase 1 is February 2032. You are looking at six years of pre-handover capital commitment.
    • Township construction is sequential. A later-phase tower can hand over in 2034 or after.
    • Pre-handover resale is possible but always at a small discount.
    • Subvention helps but adds 0.5 to 1 percent in interest cost.
    • Unsold inventory in early phases sometimes sells at the same price or cheaper than your booking — buy with conviction, not for speculative flipping inside the build window.

The second risk is the construction-linked plan. If you are paying rent today and planning EMI alongside, the cash-flow load can be uncomfortable for the first few years.

Who should and should not buy

The buyer-fit question is more important than the price-fit question. Sattva City is not for everyone, and that is a feature, not a bug.

    Good fit for:

    • End users who want their home ready by 2032
    • NRIs looking for a Bangalore base with handover in five to seven years
    • Mid-career professionals with stable cash flow comfortable carrying a CLP
    • Investors with a 7 to 10 year horizon

    Not a fit for:

    • Buyers who need possession in under three years
    • Speculators looking to flip inside the build window
    • First-time buyers who cannot comfortably carry the CLP cash flow

How does it compare with other airport-corridor projects?

Sattva City sits in the middle of the pricing pack on the corridor. Slightly above Godrej because of the brand and the township scale. Below Prestige Whitefield because Doddajala is earlier in its curve.

Project Location Base rate (₹/sq ft) Possession
Sattva City Doddajala ~14,000 Feb 2032
Brigade Calista Budigere ~13,500 Late 2030
Prestige White Meadows extension Whitefield ~16,000 2029
Godrej Airoli (north) Devanahalli ~12,800 2031

On a per-sq-ft basis, Sattva City Bangalore is in the middle of the pack. The premium over Godrej is partly the brand and partly the township scale.

The discount versus Prestige Whitefield is the location discount — Doddajala is two years earlier in its growth curve than Whitefield was when those launches happened.

    FAQ

What kind of returns should I model?

Model 35 percent appreciation conservatively, 50 percent in a bullish case, over the build period. Add 3.5 to 4 percent rental yields after handover.

Should I expect resale to be liquid?

Yes, after handover. Sattva townships have shown 30 to 60 day resale timelines in past projects.

    Is sub-vention better than CLP?

If you are paying rent today and cannot carry an EMI plus rent simultaneously, sub-vention helps. The 0.5 to 1 percent interest cost is the trade-off.

    What is the biggest risk?

Construction delay. K-RERA registration mitigates it, but a 6 to 12 month slip is always on the table for a project of this scale.

Can I get a financial projection on my unit?

Yes. Call +91 80503 63647 with your configuration and we will share a one-page summary on a 5/7/10-year horizon.

    The bottom line

Sattva City is not a hyper-aggressive returns play. It is a steady-compounding investment in one of Bangalore’s strongest growth corridors.

The brand-name developer and the township scale support both resale and rental. For a buyer with a 7 to 10 year view, it is a solid pick.

For a flipper with a 2 to 3 year exit, look elsewhere — this is not the right vehicle. For everyone else, the airport corridor is one of the cleaner long-term plays in Bangalore real estate today. For the macro case on the corridor itself, read our note on why North Bangalore is the hottest corridor of 2026.
