Project basics

The four questions every buyer asks first. Get these right and the rest of the conversation is much easier.

Where exactly is Sattva City located?

Meenakunte Hosur, Doddajala, on the New Airport Road in North Bangalore. Just before the Sadahalli Toll Plaza and roughly 10 minutes from Kempegowda International Airport.

Who is the developer?

Sattva Group, formerly Salarpuria Sattva. Bangalore-based developer founded in 1986 with 75M+ sq ft delivered across residential, office, hospitality and warehousing.

Is Sattva City RERA approved?

Yes. Karnataka RERA registration PR/270226/008494, issued in February 2026. You can verify it on the K-RERA portal.

How big is the project?

50 acres total. 13 high-rise towers ranging from 2B+G+16 to 2B+G+21 floors. Around 3,460 homes once everything is built.

Pricing and payment

The pricing band is fairly tight at launch. Everything fits in the ₹13,800 to ₹14,200 per sq ft range. The all-in cheque is usually 9 to 11 percent higher than the basic.

What is the starting price?

The 2 BHK (1,316 sq ft) starts at ₹1.82 Cr. The 3 BHK (1,820 sq ft) starts at ₹2.55 Cr. The 4 BHK (2,623 sq ft) is from ₹3.65 Cr. All numbers are launch indicative and exclude PLC, GST, registration and club fees.

What is the all-in price likely to be?

Roughly 9 to 11 percent above the basic, after PLC, GST, registration, stamp duty, club, infrastructure and power-backup charges. The full worked example is in our Sattva City price breakdown.

Is the price negotiable?

The basic rate is largely fixed at launch. There are spot-booking discounts and selective offers in the first 30 days of every phase, plus down-payment plan discounts of 6 to 8 percent.

What payment plans are on offer?

Construction-linked plan (standard)
Down payment plan (10 + 90 within 60 days, with discount)
10:80:10 sub-vention (EMI starts after handover)

Can I take a home loan?

Yes. SBI, HDFC, ICICI, Axis, Kotak, Bajaj Housing Finance, LIC HFC and L&T Finance have all approved the project. Sanction up to 80 percent of agreement value depending on profile.

Possession and phasing

The 2032 handover is the single most-asked-about number on this project. The phasing is sequential — Phase 1 buyers get the core lifestyle from day one of move-in.

When will I get possession?

Phase 1 possession is filed with RERA for 28 February 2032. Phase 2 follows 6 to 12 months later. Phase 3 follows after that.

Which phase is open right now?

Phase 1 is open for booking. Towers 1 to 5 are part of this phase, along with the central clubhouse and main entry.

Can I choose my tower?

Yes, subject to availability. Park-facing units in Phase 1 are moving fastest.

Configurations and floor plans

Five configurations means most household types find a fit. The 3 BHK is the bestseller. The 3.5 with the maid room is the popular upgrade for joint families.

What configurations are available?

2, 2.5, 3, 3.5 and 4 BHK. Saleable sizes 1,316 sq ft to 2,623 sq ft.

Will my flat have a Vastu compliant orientation?

East, North-East and North facing units are available across all configurations. Mention your preference when you call us.

Can I modify the floor plan?

Only minor, internal, non-structural changes before handover. Walls cannot be moved, switch positions can be tweaked.

Amenities

The amenity stack is one of the deepest in any Bangalore launch this year. Pools, gym, spa, sports, kids and senior zones, co-working — all properly sized.

How many amenities are there?

How many lifts per tower?

Three to four high-speed passenger lifts plus one service lift per tower.

Is there power backup?

100 percent for common areas. Partial DG to flats — enough for fans, lights, fridge and Wi-Fi during a city outage.

Pet-friendly?

Yes. Pet park, pet wash, leash points, and vet-on-call as part of the concierge service.

Loans, NRIs, taxes

NRIs are roughly 25 percent of buyers in this kind of township launch. The legal framework is straightforward.

Are NRIs eligible to buy?

Yes. NRIs can purchase under FEMA. Payments accepted via NRO, NRE and FCNR routes. We help with documentation and POA if you cannot fly in for the booking.

What about GST?

5 percent on basic + PLC, applicable per current rules. Stamp duty and registration are extra at roughly 6.6 percent of the agreement value (Karnataka).

Will my purchase qualify for the home loan tax rebate?

Yes, under sections 24 and 80C of the Income Tax Act, subject to existing thresholds. Talk to your CA for personalised numbers.

How do I book a flat?

10 percent on booking, signed application form, identity and address proof. Agreement is executed within 30 days. We walk you through every step.

Can I cancel my booking?

Yes, subject to standard cancellation terms in the booking application. The K-RERA framework also provides for refund-with-interest in case of developer default.
